Under build to rent Australia, one organisation owns the entire building and the rental units are leased individually. Role Overview:
Be part of a bold new chapter in Melbourne’s BTR scene as our vibrant property in Preston makes its debut. We have an exciting opportunity for a reliable and inspiring General Manager to shape the BTR experience and vision for this property, lead the launch and day-to-day operations with a team that represents our core values.
This role requires a leader that leads with empathy, connection and joy whilst showcasing their benchmark in customer service, experience in property management and their ability to manage a building that many will call home. You will oversee every element of operations with passion, purpose and precision.
Key responsibilities include:
- Build the ultimate resident experience that exceeds service expectations by implementing reassurance, memorable moments and joy in a safe and stable environment
- Develop a high-performing team focused on resident-centric service, reliability, empathy, connection and professionalism.
- Follow the companies procedures and implement in property procedures that will improve operations.
- Drive the property’s financial growth by maximising income, exceeding targets, and implement leasing strategies to reduce vacancies and increase renewals.
- Ensure effective operational and revenue management to meet and exceed annual Net Operating Income (NOI) budgets.
- Oversee all property operations, ensuring compliance, risk management, high standards of presentation and positive impact across the asset
- Execute mobilisation efforts to ensure a seamless launch and flawless operational kick-off
- Act as the main liaison between leadership, clients, and partners to ensure fluid communication.
- Drive the leasing strategy with passion ensuring all touch points are the delivered with purpose and precision.
- Oversee the preparation and submission of property reports to ensure accuracy, timeliness, and compliance with KPI’s.
- Think outside the box to create a joyful work environment that will reflect empathy and joy in resident interactions

Preston is a vibrant, design-led BTR community based 10km outside of the Melbourne CBD. This development is situated on Time Out's voted Best High Street in the world, and features a sixteen story mixed-use property with 292 residences, three retail and seven office spaces as part of the community. Purpose-built as a unified rental offering, the property boasts a sophisticated range of amenities including a resident’s lounge, fully equipped gym, co-working spaces with bookable meeting room, private rooftop dining and communal terrace with pet play area.
About You:
With a background in BTR, property or hotels, you will possess a strong understanding of commercial acumen, rental market dynamics, pricing strategies, and resident engagement. As a strong leader, you will inspire teams, excel in communication, problem-solving, and deliver high-end customer service experiences. - Ability to lead with empathy, connection and develop a joyful environment for your team and residents
- Experience in building management – Understanding stakeholder interactions and requirements to create a safe environment,
- Understanding of the legislation
- Valid Full Real Estate Licence
- Proven leasing experience in the residential, commercial, and/or retail property sector
- Demonstrated ability to meet targets and exceed KPI’s
- Strong financial acumen with a sharp eye for performance and profitability
- Unrestricted working rights in Australia
- Valid National Police Check
