Maintenance Manager – Residential Portfolio
Single Family Homes | Full-Time
This is an opportunity to step into a key maintenance leadership role within a growing build-to-rent style housing portfolio focused on long-term, community-based rentals. The position suits a hands-on coordinator who enjoys working across trades, builders and renters to keep homes safe, compliant and well maintained.
You will take ownership of defects, warranties and day-to-day maintenance across a dispersed portfolio of single-family homes, ensuring issues are identified correctly, works are completed on time and renters are kept informed throughout the process. It is ideal for someone who is organised, calm under pressure and committed to delivering a high standard of service.
The role:
- Lead the end-to-end defect, warranty and maintenance process across a portfolio of homes, including accurate categorisation of issues and coordination of builders, suppliers and trades.
- Schedule and manage trades, track progress, conduct follow-up checks and ensure all works meet quality, safety and compliance standards before closing out jobs.
- Provide clear, timely communication to renters, builders, contractors and internal teams, including ETAs, access arrangements and status updates.
You will also develop and maintain emergency call-out arrangements, contribute to Standard Operating Procedures for urgent issues and support after-hours coordination where required. A key part of the role is maintaining accurate records, reports and photo documentation to support auditability, reporting and continuous improvement.
About you:You will bring experience in residential maintenance, building defects or property operations, with proven strength in coordination and scheduling. You are confident working with trades and builders, can interpret defect and warranty obligations, and have strong attention to detail when checking works before sign-off.
You are organised, comfortable managing multiple priorities across regional and metropolitan locations, and competent using digital maintenance or work order systems. A current driver’s licence, valid working rights and the ability to travel across clusters are essential, and experience in build-to-rent, community housing or residential developments will be highly regarded.
