Senior Property Manager
South Melbourne
Full-Time | Monday to Friday | Up to 2 Days WFH

A well-established and growing property management team is seeking an experienced Senior Property Manager to step into an established residential portfolio and take full ownership of the role from day one.

This is a position suited to a confident, career Property Manager who enjoys running a portfolio independently, values structure and support, and is looking for a long-term home within a professional and well-resourced environment.

With a portfolio of approximately 270–300 properties, this role has been designed to allow the Property Manager to focus on portfolio management, client service and day-to-day relationship management rather than being pulled into leasing, routine inspections or administration-heavy tasks. It would suit someone who knows Victorian property management inside and out and can bring maturity, stability and strong process management to the role from the outset.

The role:

• Manage an established residential portfolio of approximately 270–300 properties.
• Oversee the day-to-day management of the portfolio with minimal supervision.
• Build and maintain strong relationships with rental providers and renters.
• Handle arrears, maintenance, compliance and general portfolio matters.
• Conduct Exit Condition Reports when tenants vacate.
• Deliver a high standard of service while keeping the portfolio running smoothly and efficiently.

Support in place:

• Full-time administration support based offshore.
• Dedicated leasing and inspection support team.
• Entry Condition Reports completed for you.
• Routine Inspections completed for you.
• Leasing and Open for Inspections handled by a separate team.
• A role structure that allows you to stay focused on portfolio management and client care.

About you:

• A minimum of 10 years’ property management experience.
• Strong experience managing a portfolio independently.
• Excellent knowledge of Victorian residential tenancy legislation and compliance.
• Highly organised with strong communication and time management skills.
• Able to step into an established portfolio and perform confidently without extensive training.
• Looking for a stable, long-term opportunity within a well-supported team.
