Salary range depends on experience: $200K-$230K + 30% Bonus
Job Summary:
The Vice President of Operations is responsible for providing enterprise-level leadership and strategic oversight for a portfolio of hotel/resort properties, including those operating within a condo-hotel (condotel) model. This role requires a unique ability to balance exceptional guest experiences with strong homeowner relationships, rental program performance, and asset preservation. The Vice President holds full accountability for guest experience, associate engagement, owner satisfaction, and overall financial performance.
Serving as a senior executive leader and strategic partner to General Managers, the Vice President of Operations drives operational excellence through the development of leadership talent, alignment of resources, and consistent execution of company policies, brand standards, and long-term business strategies. This leader must effectively navigate the complexities of a condotel environment, ensuring alignment between hospitality operations and individual owner expectations while maximizing participation and performance within rental programs.
This role leads portfolio-wide initiatives to enhance operational efficiency, elevate service standards, and maximize asset value, delivering sustainable financial results for ownership, homeowners, and key stakeholders.
Job duties include, but are not limited to, the following:
Leadership, Culture & Talent Strategy:
- Provide enterprise-level leadership to regional and property executive teams, serving as a strategic advisor, coach, and mentor to General Managers and senior leaders, with a strong emphasis on navigating the complexities of a condo-hotel (condotel) environment.
- Build, lead, and sustain a high-performing leadership pipeline through executive selection, succession planning, and targeted leadership development initiatives that align with both operational excellence and owner expectations.
- Champion and embed the company's vision, mission, and core values across the portfolio, ensuring consistent cultural alignment, accountability, and a service-driven mindset that supports both guest satisfaction and homeowner relationships.
- Establish and model a culture of transparency, trust, and performance through open communication, executive accessibility, and data-driven decision-making across all levels of the organization.
- Represent the company's leadership philosophy and operational standards with homeowners, boards/HOAs, brand partners, and key stakeholders, fostering strong, trust-based relationships.
- Drive performance management processes, including executive goal-setting, corrective action planning, and leadership interventions to proactively address operational, financial, and organizational risk within a multi-stakeholder environment.
- Conduct and oversee annual performance evaluations for General Managers, aligning development plans with long-term business strategy and succession goals.
Operational Oversight: - Own and drive operational excellence across the assigned hotel and resort portfolio, including condo-hotel (condotel) assets, ensuring consistent execution of brand standards, service quality, and exceptional guest and homeowner experiences.
- Identify operational trends, risks, and opportunities across properties, implementing scalable solutions and best practices that enhance performance, optimize rental program participation, and protect asset value.
- Provide executive-level guidance and decisive intervention for underperforming assets, including leading turnaround strategies, optimizing operations, and restructuring leadership where necessary.
- Conduct regular executive property reviews and strategic walk-throughs with on-property leadership teams to assess performance, reinforce standards, and align on key priorities.
- Serve as acting General Manager when required to ensure continuity of leadership, operational stability, and stakeholder confidence.
- Lead structured weekly and monthly executive reviews with General Managers, focused on key performance metrics, strategic priorities, capital planning, and alignment with owner and HOA expectations.
- Design, implement, and continuously refine portfolio-wide policies, procedures, and operating systems to drive efficiency, consistency, and profitability across a multi-property, multi-stakeholder environment.
- Act as the primary executive liaison between property leadership and corporate discipline leaders, including Sales & Marketing, Finance, Human Resources, Revenue Management, and Owner Relations, ensuring seamless alignment and execution.
- Provide executive oversight of cross-functional initiatives, driving accountability, timely execution, and measurable business outcomes.
- Travel as required to oversee assets, engage with owners and boards, and represent the organization in key markets.
Financial Performance & Asset Management: - Maintain full executive accountability for financial performance across the portfolio, including P&L results, forecasting, capital planning, and annual budgeting, with a strong focus on maximizing returns within a condo-hotel (condotel) ownership structure.
- Partner closely with Finance and Revenue Management to drive long-term profitability, optimize RevPAR and NOI, and enhance overall asset value, including rental program performance and owner yield.
- Oversee labor strategy and workforce optimization, balancing exceptional service delivery with disciplined cost management in a dynamic, seasonal operating environment.
- Guide and challenge property leadership teams to execute revenue, expense, and capital strategies that meet or exceed both company objectives and individual owner expectations.
- Lead financial reviews with General Managers, ownership groups, and HOA/board representatives, clearly communicating performance results, forecasts, risks, and corrective action plans with transparency and credibility.
- Support and prioritize capital expenditure planning to ensure investments align with brand standards, guest experience expectations, asset preservation, and return-on-investment objectives across a multi-stakeholder portfolio.
REQUIRED SKILLS, QUALIFICATIONS, AND EXPERIENCE: - Minimum of 15+ years of progressive leadership experience within the hotel/resort industry, including senior-level operational oversight of multi-property portfolios.
- Demonstrated experience operating within a condo-hotel (condotel) or comparable multi-stakeholder ownership environment is required or must be quickly transferable, with a proven ability to balance guest satisfaction, homeowner relationships, and rental program performance.
- Proven success leading and developing high-performing teams through effective coaching, mentorship, and performance management.
- Demonstrated experience managing multiple locations, driving consistent performance across diverse markets and asset types.
- Strong business acumen with the ability to make sound, independent decisions in a fast-paced, dynamic environment with competing priorities.
- Exceptional communication and influencing skills, particularly with ownership groups, boards/HOAs, and executive stakeholders.
- Highly organized and execution-focused, with the ability to manage multiple complex initiatives while maintaining attention to detail and strategic alignment.
- Self-directed, results-oriented leader with a strong sense of ownership, accountability, and urgency in driving business outcomes.
- Demonstrated ability to adapt quickly, shift priorities, and effectively manage through ambiguity and operational complexity.
- Willingness and ability to travel as required.
- Previous Hotel/Resort General Manager experience required; multi-property or regional oversight experience strongly preferred.
- Experience in Sales, Revenue Management, or asset management is strongly preferred.
- Due to the cyclical nature of the hospitality industry, flexibility to work varied schedules, including weekends and holidays, as business needs require.
