The role:
Manage a compact portfolio of approximately 200-220 residential properties, primarily within a handful of CBD and fringe apartment buildings.
You have a leasing team that will manage the routines, entries and opens. They also do the tenant signups.
Strong admin and leasing assistance so you can focus on quality client communication and problem solving rather than being buried in low-value tasks.
No car required – your portfolio is designed to be handled on foot or via quick tram rides, meaning no fuel, tolls, or parking headaches.

Salary circa $85,000 - $100,000 package negotiable based on experience and capability.
No Saturday work in office, just need to be available to deal with urgent repairs on 1-4 rotation basis with time in lieu if required.

About you:
Minimum 2 years’ experience as a Residential Property Manager, confidently managing your own portfolio.
Some new business experience is ideal but not essential.
Strong knowledge of RTA and some experience in VCAT preferable.
Excellent written and verbal communication skills, with the ability to build rapport and manage expectations with owners and renters.
Strong organisational skills – able to prioritise, coordinate trades, handle competing deadlines and stay on top of detail.
Comfortable working both independently and as part of a close-knit team, with a proactive, solutions-focused mindset.
Current Agents Representative Certificate / Certificate IV in Real Estate / Full Real Estate Licence.
Driver’s licence preferred, although no car is required day to day due to the compact CBD-based portfolio.
