Spire Recruitment is working with a leading real estate office in Sunbury to appoint an experienced Property Manager to join their established team. This is an excellent opportunity to manage a well-run portfolio in a growth corridor, with strong brand presence and solid systems to support you.

The opportunity:
You’ll take ownership of a residential portfolio, building strong relationships with landlords and renters while delivering a high standard of service. You’ll be supported by a collaborative team, modern technology and experienced leadership who understand the realities of day-to-day property management.

Key responsibilities include:

• Managing end-to-end tenancy lifecycle: leasing, ingoings, routines and vacates
• Handling renter and landlord enquiries with a professional, solutions-focused approach
• Managing rent reviews, lease renewals and rental arrears
• Completing condition reports and routine inspections accurately and on time
• Coordinating maintenance with trades and ensuring timely completion of works
• Preparing and attending VCAT as required
• Maintaining accurate records and documentation within the PM software
• Contributing positively to team culture and supporting office-wide initiatives

About you:
You’re an experienced Property Manager who is confident running a portfolio and values clear communication, organisation and follow-through. You enjoy building long-term relationships and you take pride in representing your office and brand professionally in the local community.

You will ideally have:

• Proven experience managing a residential property portfolio
• A current Agent’s Representative Certificate or full Real Estate Licence (VIC)
• Strong knowledge of the Residential Tenancies Act and VCAT processes
• Excellent written and verbal communication skills
• Strong time management and the ability to prioritise competing tasks
• Confidence using modern property management software and Microsoft Office
• A current Driver’s Licence and reliable vehicle
