Commercial Property Manager – Bayside Portfolio

About the opportunity:
Spire Recruitment is partnering with a well‑established commercial real estate office in Melbourne’s Bayside area to recruit an experienced Commercial Property Manager.
You will manage a clean, well‑maintained portfolio of retail, office and light industrial properties, working with a hands‑on leadership team that actually backs their PMs.

The role In this role you will:

• Manage a mixed commercial portfolio (retail, office, industrial) end‑to‑end
• Build strong relationships with landlords, tenants and contractors
• Oversee lease renewals, rent reviews and market reviews
• Coordinate maintenance, repairs and CAPEX works with trusted trades
• Attend inspections, routine inspections and occasional out‑of‑hours appointments
• Handle arrears, VCAT preparation (as needed) and general dispute resolution
• Prepare reports, budgets and outgoings reconciliations with support from the accounts team

This is an office‑based role in Melbourne’s Bayside suburbs, with modern systems and processes and realistic expectations on workload.

About you:
To be successful in this role, you will ideally have:

• Commercial or mixed portfolio property management experience (essential)
• Strong knowledge of commercial leases, outgoings and arrears management
• Excellent communication and relationship‑building skills
• High attention to detail and strong organisational skills
• Current VIC Agent’s Representative Certificate and valid driver’s licence

Commercial PMs from residential backgrounds with some commercial exposure are encouraged to apply.
