Are you an experienced Commercial Property Manager – or a high-performing Residential Property Manager – who prefers a thoughtful, client-focused approach over a high-volume, reactive portfolio?

This is a rare opportunity to manage a quality portfolio of commercial and retail assets on behalf of private investors within a small, highly professional team based in South Yarra.

The opportunity:
Working from modern offices in Melbourne’s inner suburbs, you will manage a well-maintained portfolio of commercial and retail properties, dealing directly with landlords, tenants and contractors.

The role can be shaped for:

• An ambitious Commercial Property Manager with 1–3 years’ experience, or
• A seasoned Senior Commercial Property Manager with 3+ years, or
• An experienced Residential Property Manager looking to step into commercial with strong training and mentoring.

You’ll enjoy a stable, long-term client base, realistic workloads and a supportive environment that values accuracy, accountability and proactive asset management.

Day-to-day responsibilities depending on your experience, your duties will include:

• Managing a portfolio of commercial and retail assets (metro, suburban and some rural/interstate)
• Conducting regular inspections, including vacant properties and scheduled annual inspections
• Acting as a key contact for landlords, tenants and contractors, responding to enquiries promptly and professionally
• Overseeing the lease lifecycle – implementation, tenant handover, renewals, options, rent reviews and end-of-lease processes
• Tracking critical lease dates, managing arrears and enforcing lease obligations
• Preparing and updating property reports, spreadsheets and monthly/quarterly client reports
• Assisting with or preparing outgoings budgets and reconciliations (including audits at senior level)
• Reviewing and processing/approving invoices in the property management system (Cirrus8 or similar)
• Coordinating maintenance and capital works, engaging and overseeing contractors
• Ensuring compliance with Essential Services requirements (fire, mechanical, lifts, etc) and, at senior level, the Retail Leases Act
• Contributing to continuous improvement of systems, processes and data management

What we’re looking for:
We are open to candidates at two main levels and will tailor the role accordingly, including strong consideration for experienced residential PMs with the right attitude and skills.

Commercial Property Manager (approx. 1–3 years) or Experienced Residential PM:

• 1–3 years’ experience in commercial or retail property management, or solid experience in Residential Property Management with a strong desire to move into commercial
• Sound understanding of leases and tenancy legislation (commercial or residential)
• Strong administrative and organisational skills, with excellent attention to detail
• Confident communicator with developing stakeholder management skills and a genuine willingness to learn
• Exposure to property software (Cirrus8 highly regarded but not essential)

Senior Commercial Property Manager (3+ years):

• 5+ years’ commercial property management experience with strong leasing and financial acumen
• Proven ability to manage portfolios autonomously and build strong client relationships
• Confident in rent/outgoings, budgets, reconciliations and lease negotiations
• Strong communication, negotiation and problem-solving skills
• Experience with property management software (Cirrus8 advantageous)

Essential: Agent’s Representative Certificate and a valid Driver’s Licence.

The package:

• Salary range from $80,000–$85,000 + super for Commercial PM / experienced Residential PM level
• $105,000–$120,000 + super for Senior level, depending on experience
• Secure car park included in the package
• Full-time, Monday to Friday, 8:50am–5:00pm
• Inner suburbs office location with some metro, suburban and occasional rural/interstate travel for inspections
