Seeking a Project Manager to provide Owner Representation on the construction of a semiconductor facility and offices in Phoenix, AZ.
Minimum Qualifications:
· Field management experience, bachelor's degree, or experience working as a Foreman.
· Experience in Semiconductor, Biopharmaceutical, Food & Beverage, Mission Critical, or other Manufacturing industries
· Organized, detail-oriented, and strong focus on accuracy
· Flexible and able to respond well to changing conditions
· Strong communication skills with the ability to schedule and host planning meetings with various stakeholders to ensure all schedule activities are understood and executed to plan
· Strong computer skills, with proficiency in Microsoft Office Suite and a good understanding of construction project scheduling software such as Primavera or Microsoft Project
· Excellent customer service and interpersonal skills
· Excellent oral and written communication skills
· Ability to act and operate independently with minimal supervision
· On-site position, Monday to Friday with some overtime.
Tasks and Responsibilities:
· Manage with environmental health and safety for suppliers onsite, such as JHA inspections, PTP, and SIPP documentation.
· Manage and supervise construction for projects ranging from $50,000-$30,000,000. Potential of several at the same time.
· Work with project management staff to assess field needs and safety needs.
· Provide regular project updates to project team and project stakeholders (emails, photos, conference calls settings)
· Review the project daily logs and assist with corrections needed
· Provide design assistance and design review at all stages of design. Assist with design solutions during design and programming phases.
· Monitor and maintain daily logs, job photos and videos
· Schedule and attend project meetings and prepare meeting minutes
· Assist with the overall project scheduling
· Schedule and conduct project job walks with team
· Coordinate trades in the field and ensure work plans are received and assessed
· Working with suppliers as required to facilitate the handling and expediting delivery of materials
· Understand and follow oral and written instructions, including warning signs, equipment use, and other policies
· Meets daily with project crews to review the production schedule and confirm all materials, equipment and resources are readily available for production to continue schedule and within budget
· Evaluates daily production, schedule and budget projections to accurately track project performance
· Initiates and manages appropriate certificates, inspections, project site markups (isolation plan, LOTO points, barricade plan, material flow plan, phasing plans), and other documentation regarding construction production on the project site
· Conducts required Job Hazard Analysis (JHAs) to ensure a safe and compliance work environment for all construction personnel
· Coordinates subcontractor work methods, schedule and crews as needed
· Tracks and follows up on open items - RFI's and Submittals
· Assist with and provide review of RFI's, submittals, change orders, and allowance utilizations.
· Maintain strong working partnerships with general contractors and subcontractors
· Provide QA/QC of installations in the field, with weekly writeups of correction notices to general contractor.
· Assist with change management and estimate review.
· Review QA/QC reports from General Contractor and ensure adherence to project specifications and requirements.
· Become completely familiarized with all Project Plans and Specifications
· Preside over weekly contractor, OAC, design, and work progress meetings designed to coordinate the work.
· Perform job progress and completion punch list identification and completion.
· Ensure that the job site is always kept in a clean and organized manner.
· Assist with project closeout
