About the Role:
This is a full-time Trust Accountant position focused exclusively on commercial property trust accounting. You will be responsible for the accurate operation, reconciliation, and compliance of commercial property trust accounts in accordance with the Estate Agents Act and related regulations. This is a critical role supporting property managers, landlords, and tenants through timely, accurate trust accounting and reporting.

Your key responsibilities will include:

• Operating and maintaining commercial property trust accounts in full legislative compliance
• Processing daily receipting including rent, outgoings recoveries, bonds, and miscellaneous income
• Performing daily, monthly, and end-of-period trust account reconciliations and disbursements
• Preparing landlord statements, tenant statements, income and expenditure reports, and variance reports
• Supporting month-end and EOFY processes with audit-ready reporting
• Working closely with commercial property managers to resolve tenant and landlord account queries
• Providing accounting support for lease setup, rent reviews, CPI increases, variations, and assignments
• Assisting with outgoings reconciliations and end-of-year adjustments
• Assisting with annual trust account audits and responding to auditor queries
• Identifying and implementing process improvements to streamline trust operations

About You:
You are an experienced Trust Accountant who thrives in a commercial property environment. You understand the importance of compliance and take pride in accuracy and accountability. You enjoy working closely with property managers and stakeholders, supporting high-quality service delivery while continuously improving trust accounting processes.

To be successful in this role, you will have:

• Minimum 2 years' experience in commercial property trust accounting (management, leasing, or sales)
• Proven experience managing trust accounts and supporting trust audits
• Accounting or bookkeeping qualification (Cert IV, Diploma, or Degree) is preferred
• Strong understanding of commercial leases, rent reviews, and outgoings recoveries
• Confident using Cirrus 8 or similar trust accounting systems
• Strong computer skills including Microsoft Office, with intermediate to advanced Excel
• High attention to detail with strong numerical accuracy
• Highly organised with excellent time management and the ability to meet strict deadlines
• Proactive, solutions-focused, and accountable approach
• Ethical, discreet, and professional in handling trust funds
• Strong communication skills and a genuine desire to support clients and colleagues
• Team player who can also work independently
