Location: Pembrokeshire  
Salary: £40,003 - £42,000 + £1,500 car allowance
Hours: 37 per week Full Time 4-5 days on site with hybrid working options
 
BRC are working in partnership a housing association based in West Wales. This is a new role which has been created to ensure that homes are safe and secure for tenants due to changes in housing legislation. You will be responsible for conducting property inspections that will include a HHSRS and WHQS assessment and a survey of property condition, where a report has been received that a Contract Holder / Household member is at significant risk (damp & mould).
 
Main Responsibilities: 

• Responsible for conducting property inspections that will include a HHSRS assessment and a survey of property condition, where a report has been received that a Contract Holder / Household member is at significant risk with an assessed likelihood of imminent harm or a significant risk.
• Responsible for making the property safe at the point of inspection or liaising with others on action to mitigate risk where this is not possible.
• Responsible for specifying the works required to the property to address any issues identified from the property inspection.
• Responsible for compiling a written summary plan for Contract Holders that will include confirmation of the nature of the hazard identified and whether it has been assessed as presenting imminent harm or not. The action that has been taken/will be taken to make the property safe. Details of the work to be undertaken to remedy the hazard. When the work is likely to start and finish. 
• Responsible for liaising with others to address non-property related findings arising from the inspection, including working with colleagues to decant Contract Holders where required.
• Responsible for overseeing the completion of works by Contractors and the Maintenance Services and post inspecting works to ensure they have been completed to the required standard.

 
Job Requirements:

• You must have building/construction qualifications at HNC or HND level minimum
• Have a high level of experience in construction technology, and undertaking condition surveys and assessments e.g., Welsh Housing Quality Standard Assessments (WHQS), Housing Health and Safety Rating Systems (HHSRS), damp and mould knowledge
• Must be able to demonstrate a reasonable level of literacy and numeracy
• You will be confident to make the right decisions to ensure the best service outcomes. Making decisions involving checks and comparisons, using personal /professional judgment and knowing when to seek advice.
• Need to create the right environment for teamwork to thrive both internally and externally. Be able to lead and participate in teams effectively
• May have responsibility for purchasing, cash or stock and should be able to review and report on budgets as and when required.
• Will be able to effectively set own work plan and prioritise key tasks.
• Provide a great customer experience both internally and externally. Demonstrate the important of customer service to team and colleagues by always putting the customer first.
• A full valid driving licence and use of a vehicle is essential.
