About the role:
The Strata Accountant will manage the complete financial lifecycle for our portfolio of strata schemes. This foundational role will initially blend accounting responsibilities with administrative support, offering a unique opportunity to shape the financial processes of a growing business. The ideal candidate will be a self-starter, capable of independently managing key financial tasks and ensuring compliance with Australian standards. 
 
Primary Tasks:

• Perform end-of-month bank reconciliations for all strata scheme trust accounts.
• Prepare and issue quarterly levy notices to owners.
• Manage accounts payable and receivable for strata schemes.
• Prepare and manage BAS, GST, and annual tax returns for each strata scheme.
• Generate interim and end-of-year financial reports for committee meetings and AGMs.
• Assist in the preparation of annual budgets for strata schemes.
• Handle financial queries from owners, committee members, and suppliers.
• Ensure all financial activities comply with relevant state-based strata legislation and Australian tax law.
• Provide administrative support as required to facilitate the smooth operation of the business.

Required Experience:

• Minimum 3 years of experience in an accounting or bookkeeping role.
• Demonstrated experience with bank reconciliations, accounts payable/receivable, and financial reporting.
• Proven experience working with Australian entities, including managing BAS and GST.
• Experience in the Australian real estate, property management, or strata industry is highly desirable.

Nice to have experience:

• Direct experience in strata accounting.
• Proficiency with Strata Master software.
• Experience working in a start-up or small business environment.
• Experience setting up and refining accounting processes and procedures.

Required Education:

• Bachelor's Degree in Accounting, Finance, or a related field.

• Strong organisational and time-management skills, with the ability to meet strict deadlines (e.g., end-of-month).
• Excellent written and verbal communication skills in English.
• Proactive, resourceful, and able to work with a high level of autonomy.

• High level of integrity and ability to handle confidential financial information.

Required Software/Systems:

• Proficiency in Microsoft Office Suite, particularly Excel.
• Experience with accounting software (e.g., Xero, MYOB, or similar).

Nice to have Software/Systems:

• Direct experience with Strata Master.
