Are you an experienced Property Manager ready to step into a senior role where you can combine portfolio management with team leadership, without being weighed down by unnecessary administration and out-of-office tasks?
We are partnering with a growing and well-supported real estate business seeking an experienced Senior Property Manager / Team Leader to join their team.

This is a predominantly office-based position with excellent support structures in place, allowing you to manage your own portfolio while also providing guidance, support and leadership to the wider Property Management team.

The Role:
As Senior Property Manager / Team Leader, you will take ownership of your own residential portfolio while acting as a senior point of support for the Property Management team.

You will play an important role in maintaining high service standards across the department, assisting with escalations, supporting team members and helping ensure the day-to-day operations of the department run smoothly.

Your responsibilities will include:

• Managing your own residential property portfolio
• Building strong relationships with landlords and tenants
• Managing lease renewals, rent reviews and arrears
• Coordinating maintenance and ensuring matters are followed through efficiently
• Acting as a senior point of contact for the Property Management team
• Providing day-to-day guidance, mentoring and support to team members
• Assisting Property Managers with escalated or complex matters
• Supporting the onboarding and training of new team members
• Monitoring team workloads and assisting with priorities where required
• Helping maintain consistent processes, service standards and compliance across the department
• Identifying opportunities to improve systems, processes and efficiencies
• Working closely with administration, support staff and senior management
• Promoting a positive, collaborative and high-performing team environment
• Providing a high level of communication and customer service

You will have support with:

• Out-of-office duties
• Property Management administration
• Routine and day-to-day support
• Established systems and processes
• A supportive leadership and wider team

The position is predominantly office based, making it ideal for someone who enjoys being hands-on with their portfolio while also taking on additional responsibility within the team.

About You:

• Previous experience managing a residential property portfolio
• Previous senior, mentoring or team leadership experience highly regarded
• Strong knowledge of Queensland Property Management legislation
• Excellent communication and relationship-building skills
• Confidence handling escalated and complex Property Management matters
• Ability to guide, support and motivate others
• Strong organisation and attention to detail
• A current QLD Real Estate Certificate or Licence
• A positive, solutions-focused and team-oriented approach
