Schedule & Location: Field-based 60% (local Tri-County travel) / Office-based 40% in Miami

A rapidly growing Miami-based specialty contractor providing structural repair, concrete restoration, and renovation solutions across South Florida. Positioned at the forefront of Florida’s mandatory structural inspection deadlines (SB 4-D / Chapter 718), our client provides high-ticket compliance and restoration services for condominium, commercial, and hospitality assets.
Position Overview
The Territory Business Development Manager drives revenue growth by establishing relationships and closing contracts. The role centers on relationship leverage—connecting with property managers (CAMs), HOA boards, structural engineers, and hospitality asset managers. You will partner directly with in-house technical estimators to guide clients through complex, mandate-driven sales cycles.
Qualifications & Requirements
- Target Audience Experience: 3+ years of success selling B2B services directly to South Florida property managers (CAMs), condo/HOA boards, structural engineers, or commercial asset managers.
- Industry Background: Open to top sales talent from commercial construction, specialty contracting, roofing, landscaping, HVAC, security systems, PropTech, or facility services.
- Consultative Sales Approach: Proven track record of generating new business from scratch, navigating multi-stakeholder buying committees, and closing high-ticket service contracts.
- Boardroom Presentation Skills: Exceptional communication skills with demonstrated experience presenting directly to HOA boards, executive teams, and large audiences.
- Estimating Collaboration: Experience attending pre-bid meetings and scope reviews, partnering with internal estimators on technical bid packages.
- Licensing & Tools: Valid Florida driver’s license; proficiency with CRM software (Salesforce, HubSpot, Procore) and LinkedIn Sales Navigator.
- Preferred: Bachelor’s degree; active membership in CAI, BOMA, FAPM, ULI, or FRLA; general familiarity with Florida Chapter 718 or building safety inspection regulations.
Key Responsibilities - Network Activation: Leverage existing relationships with South Florida CAMs, property management firms, and HOA boards to identify high-value restoration needs.
- Boardroom Engagement: Lead presentations, lunch-and-learns, and site walk-throughs to educate board members and decision-makers on project scopes and execution.
- Consultant Partnerships: Build referral channels with structural engineers, architects, and building envelope consultants to gain placement on preferred vendor lists.
- Market Intelligence: Track Florida Milestone Inspection filings (SB 4-D), reserve study reports, and permit filings to identify target properties early.
- Estimating Alignment: Partner with in-house technical estimating teams on pre-bid meetings, scope reviews, executive summaries, and client presentations.
- Event & Industry Presence: Represent the firm at key regional association events (CAI, BOMA, FAPM) and host strategic client dinners, seminars, and networking receptions.
- Pipeline Management: Maintain structured pipeline records in CRM and deliver regular updates to executive leadership.
Compensation & Benefits - Base Salary: $80,000 – $110,000 annually +
- Uncapped Incentive Plan: Two-part commission structure (payout on bid submission and contract award) plus annual performance bonuses.
- Lucrative Uncapped Commission/revenue incentive program + annual performance bonus tied to growth targets Two-part commission: Bringing in the bid and Awarding/winning the job.
- Based on the 1st year goals the OTE earnings of an estimate of $162,500 to $225,000 (year 2nd est up to $300K+ based on sales)
- Allowances & Budgets: Dedicated BD expense budget for client entertainment, events, sponsorships, and membership fees
