Territory: South Florida (Tri-County Area) — Statewide Travel Required

A rapidly growing Miami-based contractor specializing in structural repair, concrete restoration, waterproofing, and renovation solutions for condominium, commercial, and hospitality properties throughout South Florida.
Position Overview
The Business Developer drives revenue growth by identifying, pursuing, and converting opportunities across concrete restoration, waterproofing, coatings, and interior improvement service lines. Building on deep market penetration in the Florida condominium, HOA, hospitality, commercial, and municipal sectors, this role focuses on establishing strong relationships with property managers, board members, structural engineers, architects, and hospitality asset managers.
Qualifications & Requirements
Minimum Qualifications
- Experience: Minimum 3 years of business development, sales, or client relationship management experience with a proven track record of building pipelines from scratch and converting prospects in a B2B service environment.
- Industry Background: Prior experience in construction, specialty contracting, property management, real estate, or a closely related field.
- Technical & Software: Proficiency in CRM platforms (Salesforce, HubSpot, Procore, or equivalent) and Microsoft Office Suite.
- Communication: Exceptional interpersonal and presentation skills, with comfortable experience presenting to HOA boards, executive teams, and large audiences.
- Licensing & Travel: Valid Florida driver’s license and willingness to travel up to 60% statewide.
- Estimating Collaboration: Experience attending pre-bid meetings, scope reviews, and coordinating with estimating teams on proposal narratives and bid packages.*
- Market Intelligence: Ability to research and monitor building permit activity, reserve study reports, milestone inspection filings, and code enforcement actions to source early-stage leads. *
Preferred Qualifications - Education: Bachelor’s degree in Business, Marketing, Construction Management, Real Estate, or a related field.
- Network & Associations: Existing network of property managers, engineers, or hospitality contacts in Florida. Active membership in CAI, BOMA, FAPM, ULI, FRLA, or related industry associations.
- Regulatory Knowledge: Experience selling/marketing under Florida’s Condominium Act (Chapter 718) and familiarity with Florida building safety legislation and milestone inspection requirements.
- Scope Knowledge: Working knowledge of concrete restoration, waterproofing, roofing, coatings, interior renovations, or hotel Property Improvement Plans (PIP).
- Event Execution Experience a plus: Demonstrated experience planning, executing, and tracking ROI on client events, seminars, sponsorships, and trade show booths. *
- Digital Tools: Proficiency with LinkedIn Sales Navigator, email marketing tools, or digital lead generation platforms. *
Key Responsibilities Prospecting & Pipeline Development - Identify, qualify, and convert opportunities across concrete restoration, waterproofing, exterior coatings, pool deck renovation, and interior programs.
- Maintain CRM records of contacts, meetings, follow-ups, and bid submissions while executing a territory coverage plan to hit sales targets.
- Sift through permit activity, reserve studies, milestone inspection filings, and code enforcement data to pinpoint target properties.
Property Manager & HOA Board Engagement - Build long-term relationships with property managers, HOA management firms, and board members across Florida.
- Conduct lunch-and-learns, presentations, and site tours to educate board members on services, project execution, and quality standards.
- Navigate Chapter 718 procurement processes, reserve study alignments, and special assessment funding structures.
Engineering & Design Professional Partnerships - Form referral channels with structural engineers, building envelope consultants, architects, and forensic engineers.
- Secure placement on preferred contractor/vendor lists for consultant-directed repair programs.
- Partner with interior designers and design-build firms working on condo and hotel renovation projects.
Hospitality Sector Growth - Engage hotel owners, REITs, asset managers, and management groups to market hotel PIP (Property Improvement Plan) renovations, guestroom upgrades, and exterior restoration.
- Track hotel ownership changes, brand conversions, and acquisition activity across Florida.
Event Execution & Market Visibility - Represent the company at key industry events (CAI, BOMA, FAPM, ULI, FRLA) and evaluate annual event calendars.
- Plan and host client dinners, educational breakfast seminars, rooftop networking receptions, and trade show booths.
- Pursue panel speaking engagements and strategic event sponsorships.
Marketing & Proposal Support - Collaborate on collateral creation, client project case studies, and social media/LinkedIn content.
- Assist estimating teams with pre-bid meetings, scope reviews, executive summaries, and post-bid interviews.
- Ensure a smooth transition of awarded contracts to operational Project Managers.
Reporting & CRM Tracking - Deliver weekly pipeline updates (prospects, bids submitted, revenue closed) to executive leadership.
- Track and report ROI on BD events, marketing efforts, and industry sponsorships.
Target Client Sectors & Referral Sources - Condominium associations and HOA boards (high-rise, mid-rise, garden-style)
- Professional property management companies
- Structural and building envelope engineers, architects, and design consultants
- Hotel ownership groups, REITs, asset managers, and management companies
- General contractors, commercial real estate developers, and municipal facility managers
Compensation & Benefits - Base Salary (commensurate with experience)
- Incentives: Commission/revenue incentive program + annual performance bonus tied to growth targets
