Our client is seeking a Property Manager to take responsibility for the effective management of a residential lettings portfolio. The role focuses on delivering high standards of customer service, ensuring full legislative compliance, and overseeing efficient day-to-day operations.
The successful candidate will be a confident communicator, able to liaise effectively with landlords, tenants, and contractors, with strong organisational skills and the ability to manage complex property and tenancy matters independently.
Key Responsibilities:
- Manage a portfolio of residential properties and tenancies in line with industry best practice
- Ensure smooth transitions between tenancies, including check-ins and check-outs
- Coordinate inventories and liaise with relevant third parties to ensure accuracy and compliance
- Conduct property check-outs and pre-check-out inspections where required
- Arrange and oversee works to ensure properties are presented to a high standard
- Carry out routine property inspections and arrange follow-up actions where necessary
- Handle deposit negotiations and dispute resolution
- Manage tenancy amendments, renewals, early releases, and deeds of surrender
- Ensure tenancy documentation is accurate, compliant, and completed in a timely manner
Property Maintenance: - Manage maintenance issues promptly and professionally
- Ensure all maintenance activity is logged accurately within property management systems
- Liaise with contractors to monitor progress and quality of works
- Ensure contractors hold appropriate qualifications and insurances
- Oversee works through to completion and authorisation of invoices
- Provide out-of-hours emergency support on an occasional basis
Compliance & Legislation: - Ensure all managed properties comply with current housing and lettings legislation
- Manage compliance relating to gas safety, electrical safety, EPCs, fire safety, HMOs, and non-resident landlords
- Monitor certification expiry dates and ensure timely renewals
- Oversee all aspects of HMO management where applicable
- Ensure GDPR and Anti-Money Laundering regulations are adhered to at all times
About You: - Previous experience in residential property management
- Ideally be Propertymark ARLA qualified (or any other RoPA recognized equivalent role)
- Strong knowledge of lettings legislation and compliance
- Confident communicator with a professional manner
- Highly organised with excellent attention to detail
- Proactive, motivated, and career-driven
- IT-literate with experience using property management systems
- Full, clean UK driving licence
