Overview
An excellent opportunity has arisen for a Property Manager looking to progress their career in Block Management. This role involves managing a residential block portfolio across Warwickshire and Worcestershire, working as part of a supportive and professional property management team.
The position is ideal for someone with existing block management experience who is organised, customer-focused, and confident managing a varied workload in a busy environment.
 
Key Responsibilities

• Manage a residential block portfolio across Warwickshire and Worcestershire
• Organise and oversee maintenance of buildings and communal areas
• Liaise with contractors regarding routine maintenance and major works
• Manage on-site staff, cleaners, and maintenance personnel where applicable
• Ensure compliance with all relevant health and safety legislation
• Prepare, manage, and monitor service charge budgets
• Approve works and supplier invoices within agreed deadlines
• Respond promptly to internal and external stakeholder enquiries
• Maintain and carry out regular site inspection schedules
• Arrange, attend, and record meetings, including AGMs and evening meetings where required
• Ensure developments are well maintained and appropriately monitored
• Manage Section 20 consultation processes
• Review insurance cover to ensure adequate and appropriate levels of protection
• Work collaboratively with finance teams to ensure service charge accounts are prepared, approved, and issued in line with statutory requirements
• Handle leasehold sales enquiries, property transfers, and sub-letting requests

Skills & Knowledge

• Knowledge of ARMA Practice Standards and RICS Service Charge Management Code
• Strong understanding of Section 20 and major works consultation processes
• Excellent written and verbal communication skills
• Strong organisational skills with the ability to prioritise workloads effectively
• Customer-focused approach with strong stakeholder management skills
• Confident IT skills, particularly Microsoft Word and Excel
