About the role:
The Property Manager oversees a diverse property portfolio, including Specialist Disability Accommodation dwellings, Supported Independent Living houses, and leased properties. This role ensures all properties comply with NDIS standards, provide safe and high-quality living environments, and align with Achieve Australia’s strategic objectives. Key responsibilities include SDA provider engagement, compliance management, leasing, maintenance, and long-term asset planning.
Role Responsibilities:
- Ensure SDA and SIL properties meet NDIS Accommodation Design Standards and relevant building codes, and maintain accurate documentation and certifications.
- Collaborate with SDA providers, property owners, and internal teams to ensure properties meet participant needs for accessibility, safety, and comfort.
- Coordinate property modifications or upgrades to support individual plans and functional requirements.
- Act as the primary liaison with SDA providers, landlords, developers, and property agents.
- Negotiate agreements and service levels to ensure timely maintenance and compliance reporting.
- Manage SDA property leases, including negotiation of terms with landlords and providers.
- Ensure lease agreements reflect NDIS funding arrangements, participant occupancy requirements, and compliance obligations.
- Oversee preventative and reactive maintenance for SDA dwellings, ensuring accessibility features remain functional.
- Coordinate urgent repairs impacting participant safety or independence and provide timely updates to Service Managers.
To be successful in this role, you will need: - Bachelor’s degree in a relevant field.
- Demonstrated experience in property management, preferably SDA or disability housing under NDIS.
- Strong knowledge of NDIS SDA Design Standards, compliance requirements, and audit processes.
- Proven experience in property leasing, maintenance, and stakeholder engagement.
- Financial acumen and ability to manage property budgets.
- Excellent communication, negotiation, and business partnering skills.
