Position Summary:
The Assistant Property Manager collaborates with the Property Manager to ensure efficient and compliant oversight of site operations across multiple locations.
Schedule: Monday-Friday, with flexibility for late nights and weekends
Compensation: $75,000-$80,000 annually (on payroll)
Position Responsibilities:
- Maintains upkeep of grounds, parking lots, building exteriors, amenities, office, and other community buildings regularly at all assigned properties
- Performs checks of equipment to ensure safe operating condition and completes minor maintenance and repairs as required
- Assists with project completion, including planning, supply procurement, construction, cleaning, and debris removal
- Proactively identifies and reports maintenance and appearance concerns to property management staff
- Assists with work order requests from principals
- Operates light equipment, dump truck, hand tools, and power equipment
- Installs, maintains, and repairs machinery, equipment, structures, pipe and electrical systems; performs wood or metal fabrication and welding within ability or notifies supervisor when outside scope
- Follows Preventive Maintenance Programs for equipment, homes, vehicles, and other systems
- Performs scheduled daily property checks and inspections
- Assists with seasonal property transitions (e.g., pool furniture storage)
- Covers property management staff during absences
- Coordinates assigned vendor work, grants access, and monitors quality of work performed
- Other duties as assigned
Qualifications:
- Valid Driver's License
- Excellent communication and interpersonal skills
- Detail-oriented and highly organized
- Strong critical thinking and problem-solving skills
- Basic knowledge of mechanical operating procedures and processes
- Ability to lift up to 75 pounds
- Willingness to work in all weather conditions
- Comfortable performing minor plumbing, electrical, HVAC, and structural (carpentry/masonry) repairs or improvements
- Ability to operate equipment and power tools
- Comfortable around domesticated animals and in a farm setting
- Basic proficiency in Outlook, Word, and Excel
