To help us with our mission, we are currently seeking an experienced Design and Approvals Manager to join our Development Division, supporting our pipeline of large-scale Class 2 residential projects across Sydney.
About the Role
Reporting to the Head of Development, this role is responsible for leading the design coordination, planning approvals, and certification processes across Landmark’s portfolio. You’ll work closely with our internal design and construction teams, as well as consultants, certifiers, and authorities, to ensure that all documentation, design intent, and compliance requirements are delivered on time and to the highest standards.
This position plays a pivotal role in bridging the gap between Development and Construction, ensuring a seamless handover of projects from approval through to delivery.
Key Responsibilities
- Manage and coordinate internal and external design teams to ensure compliance with the NCC and relevant NSW legislation.
- Oversee the procurement and lodgement of Construction Certificates and Compliance Declarations under the Design and Building Practitioners Act 2020.
- Liaise with planning authorities, certifiers, and utility providers to progress approvals efficiently.
- Chair regular design coordination meetings and ensure all deliverables align with programme and quality expectations.
- Support construction teams during delivery to resolve design and compliance queries.
- Conduct design compliance audits and ensure accurate documentation is maintained via the NSW Planning Portal.
- Drive continuous improvement in design quality, coordination, and buildability.
About You You’ll bring strong technical knowledge, practical construction understanding, and the ability to lead consultant teams through complex approval and design processes. You’ll be confident in navigating the NSW Planning Portal and Design Practitioner compliance frameworks while maintaining a collaborative and solution-focused approach.
To be successful, you’ll have: - Degree in Architecture, Engineering, or Construction Management.
- 10+ years’ experience in the construction industry, including 7+ in design management, project engineering, or client-side project management.
- Strong understanding of NCC, BCA, and compliance obligations for Class 2 buildings.
- Proven track record managing consultants, documentation, and authority approvals.
- Excellent communication, coordination, and stakeholder management skills.
- Eligibility for registration under the Design and Building Practitioners Act (preferred).
