Seeking a CSA Project Manager to lead and manage Civil, Structural, and Architectural scopes on the construction of a data center - St. Louis, MO
KALCON is seeking a strong CSA Project Manager to lead and manage Civil, Structural, and Architectural (CSA) construction efforts on mission‑critical projects as an Owner’s Representative. This role is responsible for overseeing CSA scope execution from design through commissioning and closeout, ensuring alignment with client objectives, schedule, budget, safety, and quality standards. The CSA Project Manager will manage day‑to‑day coordination across internal teams, external designers, contractors, and vendors, while serving as a trusted liaison between the Client and all project stakeholders. This role requires strong leadership, sound judgment, and the ability to translate requirements into executable plans with minimal supervision.
Minimum Qualifications:
- Bachelor of Science in Construction Management, Engineering, Architecture, or related field; or equivalent professional experience.
- 5-10 years of experience managing CSA construction projects, preferably in an Owner's Representative capacity.
- Data Center construction experience is strongly preferred.
- Demonstrated experience managing CSA scopes on complex construction projects.
- Strong proficiency with Procore; additional project management tools a plus.
- Proven ability to manage multiple stakeholders, priorities, and deliverables concurrently.
Duties and Responsibilities:
Project Management & Coordination
- Manage CSA construction activities as the Owner's Representative, ensuring execution aligns with approved design, schedule, and cost.
- Lead submittal and RFI workflows, design coordination efforts, and document reviews related to CSA scope.
- Manage the change order process end-to-end, including scope validation, cost review, and recommendations to the Client.
- Oversee CSA project closeout activities, ensuring all documentation, testing, and deliverables are completed and approved.
- Coordinate construction activities with KALCON Operations staff and other Owner-furnished stakeholders.
- Maintain strong working relationships with general contractor teams and key trade partners.
Financial & Contract Management
- Review and manage contractor pay applications, lien waivers, and supporting documentation for accuracy and completeness.
- Assist in the preparation of monthly financial reports, cost forecasts, and project updates.
- Manage contractor billing processes and coordinate with the Client's CCF department to ensure timely and accurate payment.
- Input and manage purchase orders (POs) and track distribution to Client vendors.
Schedule, Field Oversight & Safety
- Perform biweekly reviews of construction schedule updates and validate CSA sequencing.
- Walk the site regularly to confirm installation progress aligns with schedule and quality expectations.
- Perform a minimum of two (2) on-site safety observations per week and support overall project safety compliance.
- Manage the Client safety program for CSA scope and provide weekly HRA site walk reports to the Client EHCS department.
Design, Commissioning & Closeout
- Facilitate page-turn design review sessions and capture comments, action items, and resolutions.
- Coordinate with designers and contractors to resolve constructability issues and design clarifications.
- Provide CSA support during commissioning by coordinating document control, issue resolution, and closeout activities.
- Onboard and support the Commissioning Agent as required, ensuring CSA scopes align with commissioning requirements.
- Drive internal and external closeout efforts to meet Client turnover requirements.
Stakeholder & Vendor Management
- Act as a liaison between procurement teams, general contractors, and Client teams for OFCI equipment related to CSA scope.
- Manage Client vendors (e.g., signage, furniture, controls) to ensure successful execution of assigned scopes.
- Maintain Client meeting agendas, lead select meetings, and document meeting minutes throughout the project lifecycle.
Administrative & Compliance
- Maintain and manage internal project files and document control systems (including Procore).
- Oversee Procore directory management, monthly updates, and coordination with GC document control teams.
- Assist with permit tracking, permit bond updates, and coordination with local authorities having jurisdiction (AHJs).
- Perform additional duties as assigned by Management.
