Seeking a Project manager provide Owner Representation on the construction of a hyperscale data center campus in Port Washington, WI (~40 mins north of Milwaukee, WI). This individual will manage sitework scopes as part of a team of KALCON Owner Representatives.
Minimum Qualifications:
- Bachelor's Degree in Construction Management or Engineering
- 7-10 years of experience working in either design or construction of projects. Experience in Labs, Semiconductor, Data Center, and/or Critical Facility Construction is necessary.
- Strong experience in Civil, structural, geotechnical Project Management
- PMP, CCM, or PE license is a plus
- Proficient use of MS-Word, Excel, PowerPoint, Project
- History of strong client relations and people management skills.
- Solid analytical and problem-solving skills are fundamental to the success of facility project managers
- Skills to identify issues and proactively respond to project issues
- Strong written and oral communication skills to exchange information with senior management, service providers, workers, and contractors
Tasks and Responsibilities:
Schedule Management
- Review Construction Manager (CM) monthly and look‑ahead schedules with focus on sitework milestones.
- Lead weekly CPM schedule reviews for sitework activities including clearing, earthwork, utilities, foundations, and concrete.
- Attend detailed planning meetings with CM and sitework subcontractors to validate sequencing and production rates.
- Coordinate schedules for mass grading, erosion control, underground utilities, foundations, and concrete pours.
- Manage Owner‑furnished / Contractor‑installed (OFCI) items related to sitework and foundations.
- Align sitework schedules with structural start dates and overall base‑build milestones.
Cost & Commercial Management - Support GMP buyout reviews for sitework, utilities, and concrete scopes.
- Perform detailed cost analysis and provide recommendations for scope alignment and value engineering.
- Review and approve sitework and concrete change orders, ensuring scope clarity and cost accuracy.
- Identify and implement proactive cost avoidance and cost‑reduction opportunities.
- Review and validate monthly pay applications for sitework contractors.
Field Oversight - Provide QA/QC oversight for sitework activities including grading, utilities, foundations, and concrete placement.
- Conduct daily site walks with CM to verify installation quality, safety compliance, and progress.
- Provide safety oversight and participate in daily safety reviews with the CM and trade partners.
- Coordinate site activities with adjacent scopes and active campus operations, where applicable.
- Manage inspection and receiving process for sitework‑related materials and equipment.
- Assess weekly field progress and provide accurate schedule and status reporting.
Project Management & Reporting - Process and track cost documents including pay applications, change orders, and budget updates.
- Lead and attend weekly OAC meetings and issue meeting minutes related to sitework progress.
- Provide weekly project reports covering schedule, cost, quality, and risk.
- Manage sitework closeout including as‑builts, testing reports, concrete records, and turnover documentation.
Design Coordination - Manage sitework design coordination following initial design issuance.
- Review and validate design changes impacting grading, utilities, foundations, and concrete.
- Coordinate constructability reviews and support construction administration processes.
- Ensure design changes align with cost, schedule, and execution plans.
Permitting & AHJ Coordination - Manage and communicate sitework permitting requirements, including grading, utility, and concrete permits.
- Coordinate AHJ inspections for site utilities, foundations, and concrete pours.
- Support certificate of occupancy readiness by ensuring sitework completion aligns with inspection requirements.
