The CSA Project Manager serves as KALCON's Owner's Representative responsible for leading basebuild construction for a semiconductor plant. This role manages scope, schedule, budget, resources, vendor performance, and risk while ensuring all work is executed in accordance with the Owner's safety, environmental, and quality standards.
Minimum Qualifications:
- Bachelor's degree in Engineering, Construction Management, Project Management, or a related field
- 5-10+ years of experience supporting or managing construction projects of increasing complexity
- Experience in semiconductor, clean manufacturing, labs, or similarly complex industrial construction environments is strongly preferred
- Experience managing multidisciplinary teams, vendors, contracts, and project budgets
- Strong analytical skills with the ability to solve problems and drive data-based decisions
- Proficiency with Procore and MS Office Suite
- Strong written and verbal communication skills
Duties & Responsibilities:
Project Leadership and Execution
- Lead assigned CSA basebuild construction projects from initiation through turnover
- Manage project scope, schedule, budget, quality, risk, and resources
- Develop and maintain project charters defining business requirements, deliverables, milestones, and stakeholders
- Build and manage detailed project schedules, proactively removing roadblocks and coordinating cross-functional alignment
- Oversee multiple projects simultaneously while maintaining consistent execution and reporting
Safety, Environmental, and Quality Leadership
- Ensure all construction activities align with Owner safety, environmental, and quality standards
- Drive proactive hazard identification, mitigation, and resolution
- Enforce project safety and quality controls through detailed knowledge of contracts and design documents
- Ensure contractors fully comply with contracted scope, safety requirements, and quality expectations
Financial Management and Cost Controls
- Develop and maintain project estimates, forecasts, cash flow projections, and cost controls
- Support establishment and management of capital budgets
- Review and approve contractor invoices and pay applications for accuracy and scope alignment
- Track quarterly cash flows and support executive financial reporting
- Lead change management efforts, validating change orders and assessing impacts to cost, schedule, and risk
Design Management and Preconstruction
- Lead design reviews and coordination efforts for CSA basebuild scopes
- Develop design scopes of work and support RFP issuance for architectural and engineering partners
- Participate in job walks, bid reviews, and bid clarification meetings
- Prepare bid comparisons and support contractor selection recommendations
- Conduct structured design milestone reviews and drive comment resolution
- Manage design changes and coordinate approvals with internal stakeholders
Contracting and Vendor Management
- Support contract execution and procurement workflows
- Manage vendor performance, schedules, and deliverables
- Coordinate third-party service providers required to support construction activities
- Maintain effective working relationships with contractors and consultants
Construction Coordination and Field Oversight
- Coordinate construction activities with on-site teams and ongoing operations
- Identify and resolve construction conflicts impacting safety, schedule, or quality
- Provide Owner representation in construction meetings and field coordination sessions
- Track and drive resolution of field issues and deficiencies
Commissioning, Turnover, and Closeout
- Assist with coordination of functional testing and commissioning activities
- Support punch list development, tracking, and closure
- Coordinate project closeout activities including documentation, financial reconciliation, and turnover readiness
- Ensure projects meet Owner handover and operational readiness requirements
