KALCON is looking for a self-starting MEP Project Manager to drive core project coordination efforts on a construction project as an Owner's Representative. Daily tasks include submittal/RFI workflow management, change order management, design coordination, project closeout management, payment application reviews, participation in commissioning, and coordination of construction activities with the full-time Operations staff. Regular collaboration and coordination are required with internal resources and external contractors.
Minimum Qualifications:
- Bachelor of Science in Construction Management, or similar field, or equivalent experience
- 3-5 years of experience as a Project Manager in assisting or supervising construction projects of increasing complexity required
- Data Center experience is a preferred
- Experience in MEP (mechanical, electrical, plumbing) construction management is a strong preference
- Proficiency in Procore is strongly preferred
Duties and Responsibilities:
- Oversee multiple tenant fit-out projects simultaneously, maintaining updated budgets, schedules, and status reports.
- Conduct biweekly schedule reviews and lead weekly CPM schedule review meetings; walk the site daily to validate installation against schedule and ensure alignment with project milestones.
- Serve as the primary liaison between procurement, internal stakeholders, and the general contractor for OFCI equipment, direct vendor coordination, and schedule management.
- Manage and coordinate internal alignment on project document reviews, cost optimization exercises, contract issuances, design modifications, and GMP buyout analysis.
- Lead and manage the design, preconstruction, and construction activities for MEP systems, including design coordination, submittal management, and daily QA/QC review and inspection with the construction manager.
- Maintain and enforce project quality controls and safety programs, including performing weekly HRA site walks and safety observations, and providing accurate safety metrics to the Client EHCS department.
- Review and approve monthly contractor pay applications, process cost documents (pay apps, change orders, etc.), and manage the turnkey change order review process.
- Input PO requests in the financial system and manage distribution to all Client vendors; assist with review of pay applications and filing of lien waivers.
- Facilitate and document meetings (OAC, CPM, design, and trade partner meetings), maintain Client agendas and meeting minutes, and lead smaller meetings throughout the project life cycle.
- Manage the Procore directory, perform monthly updates, and oversee document control for the GC and internal stakeholders; maintain internal project file storage and drive project closeout requirements.
- Coordinate with design teams, contractors, and vendors to develop comprehensive campus development programs, capital budgets, and multi phased site development plans.
- Oversee entitlement and permitting processes, update permit bond tracking sheets, and coordinate with local authorities to ensure all permits are current.
- Collaborate with Operations to coordinate ongoing construction activities, develop and track MOPs for critical work in live spaces, and provide customer support as necessary.
- Provide project commissioning support by onboarding the Commissioning Agent, facilitating script approvals, and ensuring compliance with customer requirements.
- Manage Client vendors turnkey to ensure successful completion of their scope (e.g., signage, furniture, controls).
- Monitor project budgets and cost-to-date against overall financial targets; prepare and present monthly project updates suitable for executive-level review.
- Develop and communicate product deployment plans with internal teams; contribute to the enhancement of internal project management processes and protocols.
