Due to growth we are seeking an experienced Operations Manager to join our well-established and organised Building Services team. This role will sit along side our fantastic and experienced Operations Manager - splitting the portfolio into two.
You will be reporting to the General Manager of Building Services and your objective is to lead the performance, service delivery and operational excellence of our Building Managers and Concierge teams across a portfolio of residential high‑rise communities.

In this pivotal role, you’ll ensure high-quality building management services, strong client relationships, and consistent operational standards while supporting Owners Corporations and key stakeholders. You’ll provide leadership, mentoring and oversight to on-site teams, driving a safe, compliant and exceptional resident experience.

Key Responsibilities

• Lead day‑to‑day operations of Building Managers and Concierge teams across a multi‑site residential portfolio.
• Ensure consistent, high-quality service delivery and operational standards.
• Monitor performance metrics and drive continuous operational improvements.
• Provide mentoring, coaching and leadership to on‑site teams.
• Support recruitment, onboarding and training of team members.
• Build and maintain strong relationships with Owners Corporations, committees and strata managers.
• Support Building Managers with escalations and complex issue resolution.
• Ensure compliance with relevant legislation, safety standards and building management requirements.
• Oversee contractor compliance, maintenance programs and risk management processes.
• Implement and optimise operational procedures and best-practice building management processes.
• Assist with budget management, cost efficiencies and contract oversight.
• Provide accurate reporting to senior management, maintaining effective data and records.

• Ideally seeking someone with existing Operations Manager skills, will consider an experienced Facilities Manager, with strong asset management background ready for the next stops
• Proven ability to lead and support multi‑site operational teams.
• Strong understanding of residential building operations, facilities management or strata environments.
• Excellent communication and stakeholder engagement skills.
• Strong analytical, organisational and problem‑solving capabilities.
• Ability to manage competing priorities across a diverse portfolio.
• Experience negotiating with contractors and managing service delivery.
• Background in facilities management, building management or property services.
• Experience working with Owners Corporations / strata environments.
• Knowledge of Victorian building and safety legislation.
• Demonstrated leadership experience in operational or site-based teams.
