A rare opportunity is available for an experienced Senior Property Manager to take ownership of a well-established, well-maintained portfolio within a respected inner south-eastern agency.

This is a genuine end-to-end role suited to a confident Property Manager who enjoys autonomy, takes pride in delivering exceptional service and wants to manage a portfolio that is in excellent order. The portfolio has been handled by the same Property Manager for the past six years, providing a smooth transition and a solid platform for the incoming professional.

The role:
You will manage a portfolio of approximately 172 properties, with around 60–70 properties located within one building. While there is limited administration support available, this role will suit someone who is comfortable managing their portfolio independently from start to finish.
Your responsibilities will include:

• Managing an established residential portfolio end to end
• Building and maintaining strong landlord and tenant relationships
• Coordinating repairs, maintenance and tenancy matters
• Conducting routine inspections and completing condition reports
• Managing arrears, rent reviews, lease renewals and vacates
• Liaising with owners, tenants, tradespeople and internal team members
• Maintaining accurate records and ensuring compliance across the portfolio
• Identifying opportunities for leasing, rent reviews, new business and utility connections

The portfolio and systems This is a quality portfolio in good condition, offering an excellent opportunity for a capable Property Manager to step into a stable and organised environment.
You will have access to:

• A Monday to Friday, 9.00am–5.00pm schedule
• No Saturdays
• The opportunity to work from home a couple of days per week following probation

About you:
To be successful, you will bring:

• Previous experience managing a residential property portfolio end to end
• A current Victorian Agent’s Representative Certificate / Certificate IV in Real Estate Practice
• Strong working knowledge of Victorian residential tenancy legislation
• Excellent organisation, communication and time-management skills
• A proactive, solutions-focused approach to property management
• Confidence working independently while contributing positively to a team
• A high level of professionalism and commitment to client service
