Spire Recruitment is currently partnering with a range of established residential real estate agencies across Melbourne that are seeking experienced, organised and customer-focused Property Managers.

Whether you are looking for an end-to-end portfolio, a role with strong administrative support, a boutique agency environment or the backing of a larger Property Management department, we would love to speak with you.

We are recruiting for a variety of Property Management opportunities across metropolitan Melbourne, including inner suburbs, the south-east, eastern suburbs, bayside, northern suburbs and western suburbs.

The opportunities:
Depending on the agency and role, you may be responsible for a well-managed portfolio of approximately 120–180 residential properties. Many positions offer dedicated administration support, leasing support, trust accounting assistance or shared inspection support to help you focus on delivering exceptional service to rental providers and renters.

Typical responsibilities may include:

• Managing a residential rental portfolio from end to end
• Building trusted relationships with rental providers, renters, trades and internal team members
• Conducting routine inspections and coordinating maintenance requirements
• Managing lease renewals, rent reviews and rental increases
• Handling arrears, breach notices, VCAT matters and tenancy queries
• Preparing ingoing, outgoing and routine condition reports
• Coordinating maintenance with trades and keeping all parties updated
• Maintaining accurate records and ensuring compliance with the Residential Tenancies Act
• Identifying new business opportunities and contributing to client retention

About you:
To be considered, you will ideally have:

• Previous residential Property Management experience, either in an assistant, portfolio management or senior capacity
• A current Victorian Agent’s Representative Certificate or Certificate IV in Real Estate Practice
• Sound knowledge of the Residential Tenancies Act and day-to-day Property Management processes
• Strong communication, customer service and relationship-management skills
• Excellent organisation, time management and attention to detail
• A calm, solutions-focused approach to managing maintenance, tenancy matters and competing priorities
• Confidence using Property Management software, or the ability to pick up new systems quickly
• A current driver’s licence and reliable vehicle
