Manage a neat, well-maintained portfolio of just 140 properties at the top end of Melbourne’s CBD. Enjoy a supportive team, streamlined portfolio and only 1 in 4 Saturdays.

This is an excellent opportunity for a capable Property Manager who enjoys managing a manageable, predominantly CBD-based portfolio without the excessive numbers often attached to property management roles.

The portfolio comprises approximately 140 residential properties, located largely around the top end of the Melbourne CBD. It is well-established, easy to manage and supported by a friendly, collaborative team.

The role:
As the Residential Property Manager, you will take ownership of your portfolio and provide an exceptional service experience to both rental providers and renters.
Your responsibilities will include:

• Managing a portfolio of approximately 140 residential properties
• Building strong relationships with rental providers, renters and tradespeople
• Coordinating routine inspections, entry and exit condition reports
• Managing maintenance requests, quotes, work orders and follow-up communication
• Conducting rent reviews, lease renewals and rental provider reporting
• Handling arrears, tenancy matters and day-to-day portfolio administration
• Maintaining accurate records, compliance and documentation
• Working collaboratively with the wider property management team

About you:
You will be an experienced residential Property Manager who values quality service, organisation and a healthy workload.
To be successful, you will ideally have:

• Previous experience managing your own residential portfolio
• A current Victorian Agents Representative Certificate or Certificate IV in Real Estate Practice
• Strong knowledge of residential tenancy legislation and property management processes
• Excellent communication and relationship-building skills
• The ability to prioritise, remain calm and manage tasks efficiently
• A proactive and solutions-focused approach to maintenance and tenancy matters
• Strong administration, computer and database skills
• A professional, team-oriented attitude
