Commercial Property Manager | Small Portfolio + Growth Focus

Join a well-established and respected real estate business with a growing commercial division, offering the opportunity to manage a tidy portfolio while playing a key role in its expansion.

This position can be based from either the Brunswick or Williamstown office and would suit an experienced Commercial Property Manager who enjoys autonomy, relationship-building, and actively generating new business opportunities.

The Opportunity:
This is a hands-on role managing a small portfolio of approximately 50+ properties, predominantly retail, allowing you to focus on delivering quality service while contributing to portfolio growth.
Working alongside an experienced sales and leadership team, your responsibilities will include:

• End-to-end management of a commercial portfolio
• Building strong relationships with landlords and tenants
• Lease administration including renewals, rent reviews, and outgoings
• Arrears management and financial reporting
• Coordinating maintenance and ensuring asset performance
• Conducting routine inspections and compliance checks
• Supporting leasing campaigns and marketing initiatives
• Identifying and pursuing new business opportunities (BDM focus)
• Attending appraisal presentations and converting new managements
• Maintaining accurate records using PropertyMe (or similar systems)

About You:

• Proven experience in commercial or mixed portfolio property management
• Confident working autonomously while contributing to a team
• Strong understanding of commercial leasing and legislation
• A proactive approach to business development – you enjoy generating leads
• Excellent communication and relationship management skills
• Highly organized with strong attention to detail
• Current Agent’s Representative Certificate (or equivalent)
