Commercial Property Manager - South East
An excellent opportunity has become available for an experienced Commercial Property Manager to join a well-established commercial property team in Melbourne’s south-east. This is a full-time role suited to someone who enjoys portfolio management, values strong process, and takes pride in delivering a high level of service to landlords and tenants.
About the role:
This position will see you take responsibility for the day-to-day management of a commercial portfolio, with a strong focus on service, compliance and portfolio growth. It is a hands-on role that requires confidence across lease administration, arrears management, inspections, maintenance coordination and owner communication.
Your responsibilities will include:
- Collection of rent and outgoings.
- Managing rental arrears and accounting to landlords.
- Negotiating lease renewals and transfers, including preparation of relevant documentation.
- Administering rent reviews and maintaining lease-related records.
- Conducting property inspections, inventory reports and condition reports.
- Managing vacates, make good matters and lockouts where required.
- Coordinating repairs, maintenance and essential services compliance.
- Preparing annual outgoings budgets and reconciliations.
- Handling insurance matters, claims and invoice approvals, including tenant on-charging where appropriate.
- Attending small business or VCAT matters as required.
This is a varied role with plenty of responsibility, and would suit someone who likes being across both the operational and relationship side of commercial property management.
About you:To be considered, you will bring prior property management experience from either a commercial background or a strong real estate environment, along with the ability to manage competing priorities and communicate professionally with a wide range of stakeholders.
You will ideally have: - Previous property management experience.
- Commercial property management experience, or a strong desire to build further in this space.
- An Agent’s Representative Certificate.
- Current Victorian Driver’s Licence and current Victorian Police Check.
- Strong verbal and written communication skills.
- Good computer skills across Word, Excel and Outlook.
- A customer-service mindset and the confidence to deal with difficult situations professionally.
- Strong negotiation, organisation and follow-up skills.
- A resilient, ethical and team-oriented approach.
Experience using Cirrus8, RP Office or Inspection Express will be highly regarded, as will prior VCAT exposure.
