Senior Leasing & Property Manager | Build-to-Rent SFH
Take the lead in leasing and property management for a new-build, single-family homes community, combining strategy, resident experience and hands-on leadership – with a highly competitive package including $100K salary, car, phone, laptop, fuel card and tolls paid.

The Opportunity:
Step into a senior role overseeing leasing strategy and property operations across an affordable single-family housing portfolio, within a purpose-driven build-to-rent environment. You’ll drive rent optimization, occupancy and retention outcomes while championing a premium leasing journey and cohesive resident community.

Key responsibilities:

• Develop and deliver strategic leasing initiatives to maximize rental income and minimize vacancy
• Manage end-to-end leasing process: enquiries, tours, open homes, private inspections and application processing
• Optimize rents and incentives across new and renewal leases within legislative and HAAF requirements
• Own the CRM and database, nurturing leads and ensuring accurate, insightful reporting
• Conduct competitor and market analysis, providing regular insights on rates, incentives and performance
• Work closely with marketing to ensure all listings are accurate, appealing and up to date online
• Collaborate with senior management on VCAT matters, break leases and breaches
• Minimize days vacant by proactively using vetted applicants and data analytics

Property & Resident Management:
This role also retains full oversight of property operations and resident experience, ensuring safe, compliant and well-run communities. You’ll work with internal stakeholders and contractors to maintain standards and deliver a fair, responsible renting model.

You will:

• Oversee operational procedures and processes, driving efficiency and continuous improvement
• Manage risk across public liability, essential services, contractors, staff, office and renters
• Ensure compliance with relevant Acts and mandatory HAAF legislative requirements
• Manage bond lodgements and refunds, records and VCAT proceedings
• Design and implement resident experience programs and community engagement initiatives
• Monitor resident satisfaction surveys and implement action plans for improvement

Leadership & Stakeholder:
Focus In this senior appointment, you’ll be a key voice in leasing and revenue meetings, and a primary point of contact for owners and internal stakeholders. You will also directly manage an Assistant Leasing & Property Manager, coaching and supporting them to reach their potential.

Your focus includes:

• Building strong relationships with owners, executives and key stakeholders
• Delivering responsive, high-quality service and timely reporting
• Leading, mentoring and training the assistant manager on systems and processes
• Supporting system transitions and contributing ideas to enhance profitability and service

About You:
You are an experienced leasing and property professional with strong commercial acumen and a passion for build-to-rent and community-focused housing. You’ll thrive in a fast-evolving environment where strategy, service and compliance all matter.

Ideal background:

• Demonstrated experience in leasing within residential, commercial or retail property
• High level of financial acumen and data-driven decision-making
• Excellent communication and stakeholder management skills
• Strong problem-solving, time management and multitasking ability
• Proven customer service mindset and resident-first approach
• Valid working rights and National Police Check
• Class 1 or Class 2 licence (VIC) preferred; Assistant Agent Certificate minimum
• Clean full driver’s licence
