Residential Property Manager
CBD| Portfolio of 270 (dependent on your exp) | $80,000–$100,000 + Super

Step into a genuinely supported Property Management role – 270 properties across Docklands, CBD and inner bayside, with a strong team around you and no weekend work (all opens are mid‑week). You’ll manage a quality apartment‑heavy portfolio in a modern inner‑city office, with realistic expectations and a Director who is serious about work–life balance.

The portfolio
You’ll look after a residential portfolio of around 270 properties, with:

• 150 in Docklands, 35 in Melbourne CBD, 30 in Port Melbourne, 9 in South Melbourne, 43 in Southbank and a few scattered nearby.
• 95%+ apartments, with systems and processes built around inner‑city living.

You’ll be one of four full‑time Property Managers, supported by a BDM, a Leasing Consultant (handling many opens, apps and entries), and a routine inspection field agent. It’s a collaborative environment where leasing is a team effort and you’re not left to do everything on your own.

The position

• End‑to‑end management of your portfolio, including tenant and owner communication, lease renewals, arrears and maintenance.
• Conduct and/or review ingoing, routine and outgoing inspections, supported by a dedicated field agent and strong systems.
• Coordinate maintenance with trusted trades, keep landlords well informed and ensure high standards across the buildings.
• Use Property Me, Inspect Real Estate and Inspection Express to manage your workflow efficiently.
• Work closely with the broader team to ensure smooth leasing, quick turnaround and a consistently high service standard.

About you

• Solid residential Property Management experience, ideally with apartments or inner‑city style portfolios.
• Current Agent’s Representative Certificate or Real Estate Licence (VIC).
• Strong communication, relationship management and organisation skills.
• Comfortable with tech and cloud‑based PM systems; happy to work collaboratively and pitch in where needed.
• Professional, down‑to‑earth and aligned with a culture that values quality over churn.
