The role:
Spire Recruitment is partnering with a well‑established Owners Corporation business to recruit an experienced Owners Corporation Manager to oversee a diverse portfolio of residential and mixed‑use schemes across Melbourne’s inner north.
You will manage approximately 90 schemes (averaging 8 lots each), providing exceptional service to lot owners, committees and stakeholders while ensuring compliance and smooth day‑to‑day operations. You will float between two modern offices in Reservoir and Collingwood, giving you variety in your week and close access to your portfolio.

Key responsibilities:

• Manage a portfolio of Owners Corporation schemes, including meetings, maintenance and compliance.
• Act as the key point of contact for lot owners, committees and service providers.
• Prepare and manage budgets, fee schedules and financial reports.
• Arrange and oversee repairs, maintenance and contractor engagement.
• Coordinate and attend OC and committee meetings, including agendas and minutes.
• Ensure legislative and regulatory compliance across the portfolio.
• Identify opportunities for additional fee‑earning services in line with company policies.

About you:

• Proven experience as an Owners Corporation Manager (or similar strata/OC role).
• Strong knowledge of OC legislation and compliance in Victoria.
• Confident managing meetings, stakeholders and competing priorities.
• Excellent communication and relationship‑building skills.
• Highly organised with strong attention to detail.
• Comfortable working across multiple office locations (Reservoir and Collingwood).

Salary and benefits:

• Salary: $100,000–$110,000 + Super (depending on experience).
• Approx. 30% in additional earning potential through fees, commissions and bonus structures.
• Supportive leadership and admin support.
• Diverse portfolio with realistic loads and inner‑north locations.
