We are seeking an experienced Commercial Floating Property Manager to provide dedicated support across a substantial Victorian commercial portfolio.

In this permanent, full-time role based in Melbourne’s CBD, you will step in to manage portfolios when team members are on leave, secondment or during periods of transition, ensuring service standards remain consistent and clients feel well supported.
You’ll enjoy the variety of working across different assets and clients, without the pressure of owning a large, ongoing portfolio yourself.

In this role you will:

• Provide full management of commercial portfolios while the primary Property Manager is on leave or away
• Oversee day-to-day activities including lease renewals, rent reviews, vacates, arrears, repairs and maintenance
• Maintain properties to a high standard, ensuring compliance, presentation and performance are consistently upheld
• Act as a reliable point of contact for landlords and tenants during coverage periods, maintaining strong relationships and clear communication
• Assist with handover before and after coverage periods so transitions are smooth for both clients and internal teams
• Support the broader asset management team by helping to clear backlogs, stabilise busy periods and step into short-term gaps as required

About you
You are an experienced Commercial Property Manager or Asset Manager who enjoys variety and can quickly get across new portfolios and processes.
You:

• Have solid experience in commercial property management or asset management
• Are highly organised, detail-focused and confident managing all aspects of a commercial portfolio end-to-end
• Adapt quickly to new portfolios, systems and client expectations
• Communicate clearly and professionally with landlords, tenants and internal stakeholders
• Remain calm under pressure and take a practical, solutions-focused approach to issues
• Enjoy being the “safe pair of hands” the team can rely on when someone is away
