Our client is seeking a proactive and experienced Commercial Property Manager to oversee a diverse portfolio of properties across New Zealand, ranging from industrial and retail to office and medical spaces. This role requires a dynamic individual with a strong background in property management, keen on maintaining and enhancing asset value while delivering outstanding service to tenants and property owners.
  
Key Responsibilities:

• Manage day-to-day operations of a mixed portfolio of commercial properties, ensuring all properties are well-maintained and fit for purpose.
• Serve as the primary contact for tenants, addressing maintenance needs, overseeing timely rent and outgoings payments, and managing lease compliance.
• Execute lease negotiations and renewals, initiate rent reviews, and maintain favorable terms for property owners.
• Build and sustain relationships with landlords, tenants, contractors, and other stakeholders.
• Develop and manage property budgets, including operating costs and capital expenditure, while providing monthly portfolio reports to clients.
• Work alongside asset management to support strategic property decisions and align with investment priorities.
• Uphold compliance with health and safety standards and maintain comprehensive property records using property management software.

Ideal Candidate Profile:

• Proven experience in commercial property management with a strong understanding of lease agreements, property law, and tenant management.
• Excellent communication and interpersonal skills, with a demonstrated ability to build strong professional relationships.
• Strong organizational skills and the ability to prioritize tasks effectively.
• Familiarity with property management software is advantageous.
• Commitment to promoting a positive workplace culture and adhering to health and safety practices.
