Job Title: Valuer / Lister
Site location: Mold
Responsible to: Operations Manager
Purpose of the role: Dedicated to utilising your market expertise not only to assess and accurately appraise properties but also to proactively identify and create opportunities for listings. Your focus extends to ensuring that our clients customers not only receive the highest level of service and expertise in the appraisal process but also benefit from a strategic approach to listing properties that maximises a successful sale and seamless completion, providing a positive client experience.

Our client is a long-standing estate and lettings agency with multiple branches around the NW.
KEY INFORMATION
Reason for vacancy: Current long term valuer is leaving due to personal circumstances
Contract: Permanent
Basic pay: £22,500 per annum (basic) + Commission (OTE £60,000) + Car Allowance
Shifts: Monday to Friday 9.00am-5.00pm
Holidays: 28 days inclusive of bank holidays
RESPONSIBILITIES
The role
Our client is looking for a Property Valuer / Lister to join their team based out of their Mold branch covering the Northwest region. The responsibilities of the role various but is not limited to -

2. Creating opportunities……prospecting success
· Recognising that effective prospecting is vital, you proactively identify opportunities, staying ahead of targets and contributing to the continuous growth and success of our clients operation.
· Prospecting potential clients every Monday (other weekdays where the diary allows).
· Provide value – just listed/just sold calls to similar properties.
· Find a potential property for a seller before they list (want to find before they sell) therefore, clearly understand what they need.
· Switcher strategy – calls/emails to sellers on the market with other agents every Monday – provide value and build rapport.
3. Market appraisals/advice meeting
· Convey our clients compelling value proposition.
· Demonstrate local knowledge.
· Fully understand the customers situation and advise accordingly.
· Have comparable data to enable you to advise a sensible marketing price.
4. Winning Instructions
· Arrange listing appointment with the vendor(s).
· Listing to include photographs using Giraffe/Matterport, floorplans, video tour and video walkthrough with gimbal.
· Inform the Administration team that the property is to be listed for onboarding process to commence.
· What hot buyers do you have, give them the heads up, any other appraisals you’ve been to? Speak to colleagues, who do they have?
Process Improvement, Innovation and Tech enablement/automation:
· Identify opportunities for process improvement and implement streamlined procedures to enhance operational efficiency.
· Collaborate with sales and marketing, to ensure seamless communication and coordination.
Day to day responsibilities
· Creating opportunities – calling potential sellers.
· Set yourself daily goals that are stretching yourself beyond expectations and strive to exceed.
· Conduct advice meetings using a combination of market analysis, comparable sales and industry expertise.
· Collaborate with clients to gather detailed information for accurate listing presentation.
· Establish and maintain positive relationships with clients providing expert advice on values and conditions in the market.
· Stay informed about the local market trends, opportunities, and regulatory changes.
· Work closely with other members of the team to facilitate smooth property transactions.
Compliance and Regulation:
· Stay updated on industry regulations and ensure the estate agency's compliance with legal requirements.
· Refresh every 12 months regarding AML regulations.
· Refresh every year regarding GDPR.
Key Skills Required
· Previous Valuer / Lister experience OR extensive Sales Negotiator experience looking for the next step in your career
