Business Operations Manager
Location: Port Moresby, PNG
A major property group is seeking an experienced Business Operations Manager to oversee the operational and commercial performance of its property and facilities portfolio. This leadership role centres on ensuring efficient building operations, strong tenant relationships, and sustainable long-term value creation across a diverse and fast-paced environment.
The Opportunity
Reporting to the General Manager, you will lead a multi-disciplinary division responsible for maintenance, building services, safety, tenant experience, budgeting, and operational systems. This is an ideal role for someone who enjoys leading teams, improving processes, and driving strong commercial outcomes.
About the Role
In this position, you will take responsibility for the overall performance and reliability of key property assets. Your work will be a blend of operations, commercial management, financial oversight, people leadership, and project delivery. You will act as a central point of coordination across Facilities, Leasing, Projects, Finance, external contractors, and tenants.
Your responsibilities will include:
- Managing day-to-day building operations, including maintenance, utilities, contractors, landscaping, waste management, and essential services.
- Ensuring strong HSE compliance, running safety audits, and coordinating emergency procedures.
- Overseeing planned and preventative maintenance programs and ensuring technical teams deliver to required standards.
- Developing strategies to lift occupancy, strengthen tenant retention, and diversify revenue streams.
- Leading negotiation and management of lease agreements, service contracts, and vendor partnerships.
- Preparing annual budgets, monitoring monthly financial performance, and tracking NOI/ROI.
- Identifying and implementing cost-saving initiatives that maintain service quality.
- Managing operational systems and digital platforms, ensuring accurate reporting and smooth workflows.
- Streamlining processes such as invoicing, asset management, and inter-departmental coordination.
- Leading a team of 15-20 staff, including recruitment, training, KPI setting, performance reviews, and fostering a cohesive culture.
- Building strong relationships with tenants, suppliers, regulators, and internal stakeholders across diverse cultural groups.
- Conducting operational and financial risk assessments and ensuring compliance with statutory requirements.
- Championing sustainability and ESG initiatives, including energy efficiency, waste reduction, and environmental reporting.
- Planning and delivering improvement projects, preparing business cases, managing timelines and budgets, and completing close-out reporting.
About You - Bachelor's degree in Business, Property, Facilities Engineering, Finance or related field
- 7-10 years' experience in commercial property or facilities operations, including leadership roles
- Strong understanding of property management systems and financial reporting
- Excellent communication, negotiation, and stakeholder engagement skills
- High attention to detail and ability to simplify complex technical information
- Strong organisational skills and ability to manage competing priorities
- Experience managing large budgets and overseeing contractors
- Ability to build a positive, collaborative, culturally aware team environment
- Willingness to travel and be available for after-hours operational needs
