899 Collins is a new riverside build-to-rent community at the tranquil end of Collins Street in Docklands, only moments from Melbourne's CBD. 
The community brings together premium rental residences, resort-style amenities, and resident-focused services to create an elevated living experience. 
With a strong focus on resident experience, community engagement, and operational excellence, 899 Collins is set to establish a new benchmark for waterfront rental living. 

The Opportunity

We are seeking a hands-on, proactive and solutions-focused Facilities Manager to lead all facilities operations at 899 Collins.
Reporting to the General Manager, you will be responsible for the ongoing maintenance, building compliance, contractor management, sustainability initiatives, and day-to-day operational performance of this premium asset. Combining technical expertise with strong stakeholder management skills, you will play a key role in ensuring our residents enjoy a safe, efficient and exceptional living environment.
  
Key Responsibilities

• Lead and manage preventative maintenance programs across the property.
• Oversee defect liability period (DLP) works and contractor performance.
• Monitor and manage building systems, including the Building Management System (BMS).
• Ensure all compliance, health & safety, and statutory obligations are met.
• Manage maintenance budgets and assist with annual budget planning.
• Coordinate apartments make-good works and turnover activities.
• Maintain common areas, gardens, terraces, storerooms and back-of-house spaces to a high standard.
• Monitor energy usage and drive sustainability initiatives.
• Source and manage external contractors and service providers.
• Support residents and onsite teams with maintenance and operational matters.
• Maintain inventory levels for tools, equipment and spare parts.
• Provide emergency after-hours support when required.
• Foster a strong safety culture across the property.

About You

To be successful in this role, you will bring:

• Previous experience in facilities management, building operations or property maintenance.
• Strong knowledge of building services, compliance requirements and contractor management.
• Excellent communication and stakeholder engagement skills.
• Exceptional problem-solving and decision-making abilities.
• Strong organisational and time-management skills.
• A hands-on approach with the ability to balance operational and administrative responsibilities.
• A current Driver's Licence.
• Valid working rights in Australia.
• A current National Police Check (or willingness to obtain one).
• A trade qualification in Mechanical, Electrical or Plumbing disciplines will be highly regarded.
• Flexibility to work outside standard business hours when operational requirements arise.
