What role will you play
The Task based Assistant Property Manager is responsible for overseeing the maintenance operations of both Rooming and Residential Properties. The role involves coordinating repair requests, liaising with vendors/contractors and ensuring all maintenance tasks are completed efficiently and effectively. This role will also require some input to owners in relation to preventative maintenance.
Other duties may include but are not limited to:
Conduct monthly maintenance inspections plus exit and entry inspections for Outgoing and Ingoing tenants.
Manage and prioritize maintenance request from tenants, ensuring timely response and resolution
Use of Property Tree platform to source, evaluate and manage relationships with third party vendors and contractors
Monitor the quality of work performed by contractors and vendors
Work very closely with the Virtual Assistants in relation to Tenants maintenance
Communicate effectively with Tenants about the status of their maintenance request and necessarily follow up actions
Ability to maintain and accurately detail Maintenance issue reports
Must be available during busy intake periods – June/July and January/February.
What we’re looking for
At least 1 year experience in the Real Estate Industry (residential experience preferred)
Confident computer skills including ability to use various systems and Microsoft Office Suite (Outlook, Word, Excel)
Accurate and concise reporting skills
Strong verbal and written communication skills
Ability to work across, and prioritize competing tasks with various deadlines
Ability to establish good working relations with staff, residents, contractors, etc.
Experience with KPIs in relation to Maintenance, routines, Exit and Entry reports.
Punctuation and attendance is key!
Unrestricted work rights in Australia
National Police Check (completed within last 3 months)
Working with Children’s Check (QLD)
Valid AU Driver’s License and reliable vehicle
Able to commit to 38 hours per week on a rostered basis
QLD Real Estate Qualification: Hold or can acquire a valid and current Registration Certificate lodged with the Office of Fair-Trading QLD.
