Site Supervisor – Land Development
 
Location: Queenstown
Project: 100-Lot Residential Land Development
Reports to: Project Manager / Construction Manager

About the Role We’re seeking an experienced Site Supervisor to lead the on-site delivery of a 100-lot residential land development project. This is a key role responsible for coordinating contractors, managing day-to-day site operations, and ensuring the project is delivered safely, on time, and to specification.
You’ll be the driving force on-site, ensuring productivity stays high while maintaining strong quality and safety standards.

Key Responsibilities

• Oversee all on-site activities across earthworks, civil works, drainage, roading, and services installation
• Coordinate and manage subcontractors, suppliers, and site staff
• Ensure works are delivered in line with programme, budget, and engineering specifications
• Monitor daily progress and proactively resolve delays or issues
• Enforce health & safety compliance and lead site safety culture
• Conduct site inductions, toolbox talks, and regular safety audits
• Liaise with engineers, surveyors, consultants, and local authorities
• Ensure quality control procedures are followed, including inspections and sign-offs
• Maintain accurate site records, including daily diaries and progress reports
• Assist with procurement and scheduling of materials and plant

Skills & Experience

• Proven experience as a Site Supervisor (or Foreman) in land development or civil construction
• Strong knowledge of subdivision works: bulk earthworks, drainage, utilities, pavements, and finishing
• Ability to read and interpret engineering drawings and specifications
• Excellent planning and coordination skills
• Strong leadership and communication ability with subcontractors and crews
• Sound understanding of NZ health & safety regulations (or relevant local standards)
• Experience delivering multi-stage or large-scale subdivision projects is highly desirable

Qualifications

• Relevant civil construction qualification (preferred but not essential)
• Site Safe certification (or equivalent)
• Land development and earthworks experience
• Full driver’s license
