Job Summary:
We are seeking a highly organized and proactive Property Manager to oversee the operations, maintenance, and tenant relations of our residential properties in Kelowna and Oliver, British Columbia. The ideal candidate will have excellent communication skills, strong attention to detail, and the ability to manage multiple tasks and priorities in a fast-paced environment. The Property Manager will be responsible for ensuring the property is well-maintained and compliant with all regulations.
Key Responsibilities:
Property Maintenance and Operations:
Oversee and coordinate regular property inspections to ensure all buildings and grounds are in excellent condition.
Manage maintenance requests and ensure timely response to repair and maintenance issues.
Work with vendors and contractors for routine maintenance, emergency repairs, and upgrades.
Ensure properties meet health, safety, and environmental standards.
Resident Relations and Communication:
Act as the primary point of contact for tenants, addressing inquiries, complaints, and requests in a professional and timely manner.
Enforce lease terms and ensure tenants follow property rules and regulations.
Promote a positive community atmosphere by addressing tenant concerns and fostering good relationships.
Organize and facilitate community events and activities to foster a sense of community.
Leasing and Administration:
Screen prospective tenants, including credit checks, and reference verifications.
Handle lease administration
Maintain accurate records of all transactions, maintenance requests, and resident interactions.
Financial Management:
Assist with preparation of annual budget, including operating costs and maintenance expenses.
Monitor and control expenses to stay within budget.
Collect rent and manage late payment issues, including issuing notices for non-payment.
Ensure timely payment of property-related expenses such as rent, RV storage where applicable
Review financial reports, track property income and expenses, and ensure budget adherence.
Compliance and Legal:
Stay informed about federal, and local property laws and regulations, including fair housing and tenant rights.
Ensure property operations comply with all legal requirements, including property inspections, building codes, and safety regulations.
Handle evictions in accordance with legal procedures and property policies when necessary.
Team Management (if applicable):
Supervise on-site staff, including maintenance workers, Real estates agents, and custodial staff.
Conduct regular performance evaluations and provide training to ensure high standards of service and property management.
Bachelor's degree in real estate, business administration, or a related field (preferred).
Minimum of 3-5 years of experience in property management or a related field.
Strong knowledge of property management software and Microsoft Office Suite.
Excellent communication, negotiation, and problem-solving skills.
Ability to multitask, prioritize, and work independently.
Familiarity with local, tenancy laws and regulations.
Strong financial acumen, including budgeting and rent collection.
Additional Skills:
Knowledge of property maintenance and repair processes.
Ability to manage emergencies and address tenant issues in a calm and efficient manner.
Conflict resolution and mediation skills.
Work Environment:
This position may require occasional evening or weekend work, depending on tenant needs and property issues. While the job duties will be completed mostly on site, depending on where the employee lives, there may be a need for them to work from home some of time.
Salary:
The expected annualized base salary range for this role is $60,000 to $65,000.
The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
