Job Title: Housing Management Co-ordinator / Housing Management Worker

Salary: £14.06 + Holiday Pay
BRC are working closely with a leading housing and support organisation to recruit a Housing Management professional to provide an effective housing management service across a portfolio of supported accommodation.
This role will be responsible for ensuring properties are safe, secure and well maintained, maximising occupancy, supporting rent and service charge collection, managing voids and repairs, and ensuring tenancy conditions are met.
Working as part of an area team, you will provide an effective housing management service to clients while working closely with support workers, managers, contractors, landlords, care and support providers and other external partners.
You will play an important role in ensuring properties meet required standards, clients receive appropriate support and housing management processes are followed effectively.
Duties:
- Carry out regular property visits in line with contractual requirements.
- Ensure properties are safe, secure, clean and maintained to the required standards.
- Support rent and service charge collection and assist with rent arrears management.
- Monitor and manage void properties, ensuring rooms are turned around within agreed timescales.
- Monitor property defects, damage, health and safety checks and arrange repairs where required.
- Ensure routine safety checks are completed and accurately recorded.
- Conduct client inductions, issue welcome information and explain house rules and tenancy/licence agreements.
- Carry out welfare and housing management visits as required.
- Support clients to maintain communal areas, personal spaces and the wider property.
- Liaise with support workers and managers to ensure an integrated service is delivered.
- Respond appropriately to client requests and report any concerns relating to behaviour or household dynamics.
- Assist with rent collection, benefit applications and client feedback.
- Maintain accurate housing management records and update relevant IT systems.
- Liaise with contractors and ensure they meet required contractual and quality standards.
- Contribute to property and client risk assessments and follow safeguarding and incident reporting procedures.
- Maintain positive relationships with neighbours and other stakeholders.
- Support the management of tenancy obligations and take appropriate action where tenancy conditions are breached.
- Where required, assist with formal tenancy action, including attendance at court.
- Ensure newly acquired properties are fit for purpose and suitably provisioned.
- Support the handback of decommissioned properties in line with relevant procedures.
- Where operating at Co-ordinator level, oversee and support Housing Management Workers and provide guidance to colleagues.
- Support the monitoring of Service Level Agreements with third-party care and support providers.
- Collate relevant performance, compliance and housing management information and prepare reports as required.
- Work flexibly across agreed service locations and undertake regular local travel, with occasional regional or national travel.
Requirements:
- Experience working within supported/social housing, property management, care or criminal justice settings.
- Experience of housing management, including rent collection, voids, tenancy management and repairs.
- Good understanding of building maintenance, housing management and health & safety.
- Experience of working with clients or service users within a housing or support environment.
- Ability to maintain professional boundaries and confidentiality.
- Good written and verbal communication skills.
- Strong IT skills, including experience using spreadsheets, databases and other computerised systems.
- Ability to work independently, manage a caseload and use initiative.
- Ability to work effectively as part of a wider team.
- Ability to liaise confidently with internal and external stakeholders.
- Ability to manage difficult situations and problem solve.
- Understanding of risk, safeguarding and incident reporting procedures.
- Ability to follow policies, processes and legal requirements.
- Ability to work flexibly and meet service requirements.
- Full driving licence and access to a vehicle is required.
- Willingness to undertake lone working.
- For the Co-ordinator level, experience of coordinating or supporting other workers and dealing with formal tenancy action would be advantageous.
