SERVICES MANAGER – BUILDING SERVICES | MAJOR DEFENCE PROJECT | EDINBURGH, SA
Will consider a Services Engineer / Manager from a principal building contractor or a Project Manager from a Mechanical Contractor or a Design Engineer.
The Opportunity Join one of Australia's most significant active Defence construction programs — a $200M Head Contract delivering a purpose-built precinct of facilities at RAAF Edinburgh, South Australia. This landmark project encompasses living, working and training accommodation, vehicle storage, maintenance workshops, sustainment facilities, secure storage, and full civil and services infrastructure.
This is a rare opportunity to take ownership of all building services delivery on a genuinely complex, high-profile project from design coordination through to commissioning and handover.
The Role As
Services Manager, you will lead the end-to-end delivery of all building services trade packages: mechanical, electrical, hydraulics, fire, communications and specialist systems: across the full project lifecycle. You will be the primary technical authority for services on site, working closely with the Project Manager, Construction Manager and Contract Administrator.
Key Responsibilities include: - Lead services delivery from design coordination through to commissioning and handover
- Manage design development, technical submissions, BIM/model coordination and design freeze milestones
- Provide technical oversight of all building services subcontractors, ensuring scope clarity, quality, program alignment and contractual compliance
- Chair coordination meetings, drive clash resolution, manage RFIs and ensure coordinated, buildable outcomes
- Identify and mitigate services-related risks including long-lead procurement, access constraints, installation sequencing and commissioning readiness
- Support cost planning, procurement strategy, subcontractor engagement and variation assessments
- Lead integrated services commissioning, statutory approvals, performance testing and client handover, including O&M manuals and defects close-out
- Ensure WHS, quality and statutory compliance across all high-risk services activities
About You You will bring a strong building services background with demonstrated experience on large-scale commercial or Defence projects. Our preference is a
Mechanical background, however we will consider strong
Electrical candidates with a working knowledge of mechanical and hydraulics systems.

You will need: - Bachelor's degree in Mechanical or Building Services Engineering, OR minimum 10 years' industry experience with design and services management exposure
- Minimum 5 years in a services role
- Demonstrated experience managing multiple services trade packages on large or complex projects
- Strong working knowledge of electrical, mechanical, fire, security and communications systems; NCC/BCA and relevant Australian Standards
- Proven ability to manage program, cost, risk and quality outcomes
- Strong BIM coordination and design management capability
- Nationally Recognised Construction Induction (White Card)
- Current Driver's Licence
Citizenship & Security Clearance Requirements This is an inherent requirement of the role. Applicants
must be Australian citizens (sole citizenship only) and hold, or be eligible to obtain, a
Baseline Security Clearance. Dual citizens are unable to be considered for this position due to Defence access requirements.
