Project Accountant: Luxury Residential Development

About the Opportunity
Stackrock Talent is partnering with a vertically integrated real estate developer to hire a Project Accountant in New York City. For more than 20 years, our client has built premier luxury residences, set new benchmarks in the industry, and delivered strong value to both investors and homeowners.
In this role, you'll own the financial backbone of ground-up luxury residential projects, from the first requisition to final reconciliation. You'll manage project accounting, construction budgets, loan draws, and risk management. Investors, lenders, and leadership will use your reporting to make their next decisions.
The numbers in this seat are the control system for the build. You'll work closely with the Project Management team and the Head of Construction, and they'll count on you to catch an overage before it becomes a problem.
What You'll Do
Project Accounting & Draws
- Process subcontractor, vendor, and consultant requisitions.
- Compile construction loan draws and AIA G702/G703 applications for payment.
- Review and approve accounting requests with the construction PM team.
- Keep project books current and oversee budgets, raising overages and potential issues with the Project Manager and Head of Construction before they escalate.
Budget Control & Reporting - Audit project costs each month against investment-approved budgets.
- Update the project cost report throughout each project's lifecycle.
- Prepare and send monthly and quarterly reporting packages, including income statements, balance sheets, and cash flow statements, to internal stakeholders, investors, and lenders.
Contract Administration - Draft, review, and finalize subcontractor and vendor buyouts in support of the construction team.
- Make sure contract language and insurance requirements are accurate and complete.
Risk Management & Insurance - Oversee company-wide risk management with external insurance brokers.
- Keep construction and condominium insurance coverage current and active.
- Manage subcontractor insurance: get updated certificates of insurance (COIs), track compliance, and verify coverage requirements.
- Manage permit renewals.
Accounts Payable & Reconciliations - Manage accounts payable, mortgage payments, and project disbursements.
- Reconcile construction loans, reimbursable expenses, and company credit card expenses.
What You Bring Required - 8+ years of project accounting experience in real estate development, construction, or general contracting.
- Hands-on experience processing requisitions, construction loan draws, and AIA G702/G703s.
- A solid grasp of construction budgets, cost tracking, and job cost reporting.
- Experience preparing financial statements and reporting packages for investors and lenders.
- Familiarity with subcontract buyouts, COI tracking, and insurance compliance.
- Strong attention to detail, and the judgment to raise issues early and clearly.
- Advanced Excel skills.
Preferred - Bachelor's degree in Accounting, Finance, or a related field.
- Experience with construction or real estate accounting software such as [Yardi / Sage 300 CRE / Procore / other].
- Experience with luxury residential, multifamily, or condominium development.
- Exposure to builder's risk and condominium insurance programs.
