About the Opportunity
Stackrock Talent is partnering with a vertically integrated real estate developer to hire a Senior Construction Project Manager in New York City. For more than 20 years, our client has delivered luxury ground-up residential projects that set the standard for the industry. They take a bespoke approach that pairs sophisticated design with practical function, building projects that raise the bar for urban living and protect investment performance.
This role is where design ambition meets construction reality. You'll lead strategy, execution, coordination, and accountability on complex ground-up builds of $100M and up, from preconstruction through closeout. Your schedules, budgets, and team alignment are what turn the vision into a finished building.
The role is built for a seasoned project manager who leads from the front. Executive leadership will rely on you to run coordination meetings, work through DOB processes, solve field challenges, and keep every workstream moving.
What You'll Do
Project Leadership
- Drive planning, strategy, and execution from preconstruction through closeout on ground-up residential builds.
- Present project updates, risks, and strategic recommendations to ownership and senior leadership.
Cost & Schedule Control - Build detailed budgets, cost estimates, and project schedules.
- Track performance continuously and adjust to stay aligned with project objectives.
- Work with project accounting to manage the cost report (ACR) and change order logs so finances stay transparent and accountable.
Design & Construction Coordination - Lead design coordination meetings and on-site construction activities.
- Make sure design intent is carried through execution.
- Find value engineering opportunities that save cost while keeping architectural integrity and quality intact.
Procurement & Contracts - Manage bid processes, subcontractor selection, scope drafting, and negotiations.
- Keep every buyout clear, complete, and on budget.
Regulatory & Compliance - Act as the main point of contact with NYC agencies, including DOB and FDNY.
- Keep permits, inspections, and regulatory approvals moving without delay.
Technical Execution - Oversee superstructure systems, MEP coordination, façade and curtain wall assemblies, specialty contractors, and high-end interior finishes.
- Use BIM coordination and CAD tools (AutoCAD, Revit, Bluebeam) for detailing, takeoffs, and clash detection.
Team Development - Mentor and support Assistant Project Managers so the team can grow with the portfolio.
What Makes You a Fit Required - Bachelor's degree in Engineering or Construction Management.
- 8+ years of ground-up construction experience with a large General Contractor or engineering firm.
- A proven track record leading complex residential or commercial projects of $100M+ in New York City.
- Deep understanding of luxury interior construction and how it integrates with the base building.
- Technical expertise in superstructure systems, MEP coordination, façade and curtain wall assemblies, and specialty trades.
- Working knowledge of NYC building codes, permitting, and DOB and FDNY processes.
- Experience drafting detailed scopes of work and managing full trade sourcing.
- Proficiency in BIM coordination, AutoCAD, Revit, and Bluebeam.
- Strong leadership presence and the ability to run multiple projects in a fast-paced environment.
- A proactive, solutions-oriented approach to solving problems.
