Maintenance Manager / Repairs Co-ordinator (Property Management)
Are you an experienced Property Manager looking for a role where you can leave the inspections, rent arrears and tribunal matters behind?
Our client is an award-winning boutique real estate agency based in Toowoomba with a reputation for exceptional customer service and genuine relationships. Recognised through multiple REIQ Awards for Excellence, they pride themselves on doing things differently and creating a workplace where people enjoy coming to work.
This is an opportunity to focus on one of the most rewarding parts of property management, coordinating maintenance outcomes for owners and tenants, without the demands of managing a portfolio.
About the Role
As the Maintenance Coordinator, you'll be responsible for managing maintenance requests from start to finish. You'll work closely with property managers, owners, tenants and trades to ensure repairs are completed efficiently, professionally and to a high standard.
This is an office-based position with very little travel required. A company vehicle is available if needed, although most of your time will be spent coordinating jobs, communicating with stakeholders and keeping everything running smoothly. Your responsibilities will include:
- Coordinating maintenance requests from property managers and owners
- Scheduling and liaising with trades and contractors
- Monitoring the progress and quality of maintenance works
- Building and maintaining strong relationships with contractors
- Assessing contractor performance and ensuring service standards are met
- Keeping owners and tenants informed throughout the maintenance process
- Maintaining accurate records and following up outstanding works
There is also the opportunity to participate in an optional weekend on-call roster for additional allowances, however this is not a requirement of the role.
About You You'll already understand the fast-paced nature of property management and enjoy solving problems, communicating with people and keeping multiple jobs moving at once. To be successful, you'll bring:
- Current Queensland Real Estate Registration Certificate or Licence
- Previous experience in property management OR first-hand experience as a landlord/property owner
- Strong organisational and communication skills
- Confidence working with trades and coordinating maintenance
- A proactive approach and excellent attention to detail
- Current driver's licence
Candidates who have owned an investment property or their own home will be highly regarded, although substantial property management experience will also be considered.
What's on Offer This role offers the chance to stay in the property industry while leaving behind many of the aspects that lead to burnout. You'll enjoy:
- Monday to Friday hours
- No routine, entry or exit inspections
- No rent arrears or break lease management
- No QCAT matters or tenant mediation
- Office-based role with parking provided
- Mobile phone supplied
- Company vehicle available when required
- Optional weekend on-call work with additional allowances
- A supportive and experienced team within an award-winning agency
If you're ready to use your property management experience in a role that's focused on coordination, relationships and delivering great outcomes, we'd love to hear from you.
