Our client is on the lookout for an Inspections Manager to take ownership of inspections across a large residential portfolio (600–700 properties). You’ll be the go-to person for routine inspections, entries, exits, and everything that keeps properties compliant, tenants informed, and landlords happy.
This role is ideal for someone who enjoys independence, variety, and a clear Monday–Friday routine — with zero weekend or after-hours work (yes, really).
What you’ll be doing
No two days are the same, but your core responsibilities will include:
Booking, conducting and reporting on routine inspections
Following up with tenants to ensure inspection issues are rectified
Completing exit inspections, sending reports, processing bond claims, and organising any required cleaning or repairs
Preparing entry condition reports (some from scratch, some duplicated from previous tenancies)
Creating welcome packs for new tenants — printing reports, organising keys, key sheets and sign-on documents
Travelling for inspections when required (mainly Toowoomba, with occasional trips to Brisbane, Gold Coast or Sunshine Coast)
⏰ The good stuff
Hours: 9am–5pm, Monday to Friday
Early finish Fridays: Knock off at 3pm, paid until 5pm
No weekends. No after-hours work.
Salary: Let's negotiate depending on your experience

About you
Experience in property management is preferred but not mandatory
Organised, reliable, and confident communicating with tenants and trades
Comfortable working independently and managing a busy inspection schedule
Real estate licensing will need to be obtained ASAP (but not required for an immediate start)
