Project Manager – Multifamily Construction
The Project Manager is responsible for the successful planning, execution, and completion of multifamily construction projects, including garden-style, podium, and high-rise developments. This role requires close coordination with owners, architects, engineers, subcontractors, and internal project teams to deliver high-quality projects on time and within budget.

Key Responsibilities:

• Lead all phases of the construction process from preconstruction through project closeout.
• Develop and maintain detailed project schedules, including critical path timelines and milestone tracking.
• Prepare and manage project budgets, including cost reporting, forecasting, and change order tracking.
• Coordinate subcontractor procurement, contract negotiations, and buyout process.
• Manage RFI and submittal process in collaboration with design consultants and field teams.
• Conduct regular owner and subcontractor meetings to ensure alignment, progress, and issue resolution.
• Work with field superintendents to ensure work is performed safely, meets quality standards, and complies with plans and specifications.
• Collaborate with internal accounting and operations teams to ensure accurate billing, lien releases, and document control.
• Monitor project performance and proactively address delays, conflicts, or risks.
• Maintain strong relationships with clients, ensuring satisfaction and alignment throughout the project lifecycle.
• Oversee project closeout, including punch list, warranty handoff, and turnover documentation.

Qualifications:

• 5+ years of project management experience in ground-up multifamily construction.
• Proven success managing projects ranging from $10M to $100M+.
• Strong understanding of construction means and methods, building codes, and contract administration.
• Proficient in construction management software (e.g., Procore, ProjectSight) and Microsoft Office Suite.
• OSHA 30 and PMP certifications preferred.
• Excellent communication, leadership, and organizational skills.
