The Finishing Foreman will support the Site Manager in delivering a high-volume, multi-year housing and duplex development in County Meath. This is a permanent, long-term position requiring an individual who can oversee all internal finishing works from the second-fix stage through to final handover, ensuring strict quality control, compliance, and adherence to handover timelines.
Key Responsibilities
Trade Coordination: Supervise, schedule, and sequence all internal finishing subcontractors, including carpentry, drylining, plastering, plumbing/M&E, flooring, painting, and tiling.
Quality Control & Snagging: Implement rigorous quality management processes. Generate comprehensive internal snag lists, coordinate dedicated snagging crews, and execute prompt defect resolution before homebuyer viewing.
Client Handover & Liaison: Act as a key point of contact for home purchasers and sales teams, ensuring units are meticulously presented to meet customer satisfaction standards.
Programme Management: Review construction drawings and monitor daily progress against the master building programme to prevent delivery delays.
Compliance & Admin: Maintain detailed site diaries, trade sign-offs, and compliance documentation in line with building regulations.
Health & Safety: Maintain the highest level of site safety compliance, ensuring all sub-contracted finishing crews adhere strictly to statutory site regulations.
Requirements & Qualifications
Experience: Minimum of 3–5+ years of dedicated experience as a Finishing Foreman or Working Foreman on large-scale residential housing projects in Ireland or the UK.
Background: A trade background (ideally Carpentry) or a formal construction management qualification is highly desirable.
Technical Skills: Exceptional eye for detail, deep knowledge of Irish building regulations, and a structured approach to snagging software.
Certifications: Valid Safe Pass, Manual Handling, and a full clean Irish driver's
