Senior Quantity Surveyor

Reports To: Commercial Director / Managing Director

Our client -a well-established residential construction company delivering high-quality housing developments across Ireland with a strong pipeline of projects, are seeking an experienced Senior Quantity Surveyor to join their commercial team and play a key role in the successful financial management of their developments.

The Senior Quantity Surveyor will take responsibility for the commercial management of multiple residential projects from pre-construction through to final account. The successful candidate will work closely with project managers, site teams, subcontractors, and senior management to ensure projects are delivered on budget while maintaining high standards of quality and commercial performance.

Key Responsibilities

• Lead the commercial management of residential construction projects.
• Prepare accurate cost plans, budgets, and cash flow forecasts.
• Procure subcontractors and suppliers, including tender analysis and negotiations.
• Prepare, review, and administer subcontract agreements.
• Manage valuations, interim payments, variations, and final accounts.
• Monitor project costs and identify commercial risks and opportunities.
• Produce monthly cost reports and commercial updates for senior management.
• Ensure accurate measurement and valuation of works in accordance with contract requirements.
• Manage change control processes and contractual correspondence.
• Support project teams with commercial advice throughout the construction lifecycle.
• Develop and maintain strong relationships with clients, subcontractors, consultants, and suppliers.
• Mentor and support junior members of the commercial team where required.
• Ensure compliance with company procedures, contractual obligations, and relevant legislation.

Candidate Requirements

• Degree in Quantity Surveying or Construction Economics.
• Minimum 8–10 years' experience in Quantity Surveying.
• Significant experience working on residential construction projects.
• Strong knowledge of Irish construction contracts and procurement methods.
• Excellent commercial awareness and cost management skills.
• Proven ability to manage multiple projects simultaneously.
• Strong negotiation and contract administration experience.
• High level of proficiency in Microsoft Excel and standard QS software.
• Excellent communication and stakeholder management skills.
• Full clean driving licence.
